For people who do not want to live in the city of Buenos Aires , but want to be in a strategic area close to the center, Vicente López , in the northern corridor, presents itself as an option due to its accessibility, location and services.
In numbers, a one-bedroom apartment in La Lucila rents for $1,104,577 per month, according to the latest ZonaProp index, which compiled data from December. Another important finding of the report is that it has the highest rental market in the northern suburbs. Olivos comes in second , with a monthly rent of $895,319.

Star Avenues
But two streets in the area stand out: Del Libertador and Maipú Avenues . Although they run parallel to each other, just a few blocks apart, they have substantial differences. They are distinguished by their target audience, the services they offer, their public transportation connections, and above all, their price. “Today, Del Libertador Avenue continues to be the most valuable corridor in northern Greater Buenos Aires and is priced between 20% and 40% higher than Maipú , depending on the type of property,” says Alan Flexer, manager of the San Isidro branch of Narvaez Real Estate.Prices on Libertador
The gap mentioned by the professional is evident when comparing the rental prices of a mid-range, one-bedroom apartment on both avenues: while on Libertador Avenue the price can reach $1,000,000 , on Maipú Avenue it hovers around $800,000 , according to Daniel Salaya, president of Salaya Romera, who also notes that properties in premium buildings can be up to 50% more expensive. Despite the considerably lower price on Maipú Avenue, experts point to a trend: " In recent years, Maipú has appreciated in value and reduced this gap ."Price is a decisive factor in defining the tenant profile. In properties near Libertador Avenue, a higher-income clientele predominates, “families with a history in the area, profiles that seek a classic, stable zone very close to the river ,” comments Graciela Cao, development manager at D'Aria Propiedades.
The values that Maipú defends
In contrast, Maipú “attracts young professionals, couples, and families who want a good location and better value ,” he adds. He also highlights a parallel between Maipú and Saavedra: “Properties in the Vicente López corridor will continue to increase in value, as has happened in Saavedra in recent years.”

Services and nearby connections
Another factor influencing the decision is the availability of services near the avenues. In Libertador, there are “ fewer shops, a greater selection of quality services, large clubs with access to the coast, and prestigious private schools,” lists Salaya Romera.On the other hand, the Maipú corridor features small neighborhood clubs and good middle-class schools. This corridor is also described in real estate jargon as "mixed" because it combines residential and commercial offerings , explains Veronika Pospisil, a real estate broker at LJ Ramos, specializing in this area of Vicente López.
Accessibility, especially public transportation and its connections, is a crucial factor when considering which area to choose. Maipú offers "one of the best connections in Greater Buenos Aires , with Metrobus, multiple bus lines, and the Mitre train line, in addition to its proximity to General Paz Avenue," says Flexer.
In contrast, Libertador is "ideal" for those who travel by car because of its connection to CABA, but also towards San Isidro, Tigre and the entire North Coast.

Profitability in the area
The expert from the real estate agency Narvaez differentiates the types of rental contracts and the profitability offered by each of the areas: while in Maipú the gross profitability of a rental contract ranges between 3.8% and 4.5%, in dollars, annually; in Libertador it drops almost a point and is around between 3% and 3.8% .The main difference, he explains, lies in the type of contract, since in the cheaper avenue the contracts are shorter and with a very agile turnover thanks to the high demand, and in the traditional avenue the contracts are more stable , with less vacancy and a higher preservation of value.
So, Maipú or Libertador?
Both avenues have a special charm and cater to different audiences, which is why the decision isn't so easy. "For renting, Maipú is usually more convenient due to its price and connectivity ," says Flexer from Narvaez. Cao from D'Aria agrees with this assessment and adds that "the change in Maipú is tangible, and prices still have room to rise."However, there are those who continue to prefer the more traditional option: “ Libertador is booming , it has grown a lot in the last 15 years with demanding people who seek exclusivity, amenities and services,” says Pospisil, from LJ Ramos, but he also states that the area is chosen according to the tenant's purchasing power since “both avenues have two very marked price levels.”
On the other hand, if the dilemma were focused on buying a property, instead of renting, experts have a similar view: “ Investors usually prefer Maipú for its better return and speed of rental, while those looking to live prioritize Libertador for its quality, design and environment,” they explain from Narvaez.
D'Aria's representative sums up the dilemma in a single sentence: " Libertador is the consolidated present, Maipú is the growing future ."
The revaluation of Maipú
The revitalization of this avenue is due to a combination of factors: “The increase in value occurred over the last seven years as a result of an urban code that encourages construction on large lots, generating new high-rise towers with amenities ,” explains Salaya Romera. But he notes that this isn't the only reason: “The improved traffic management—Metrobus—and the good work of recent administrations in terms of security also contributed to this resurgence.”“In Maipú, newer properties are being rented, with better finishes and amenities, which improves the price/product ratio,” adds Cao, who also states that there are already important buildings in the area such as Vicente López Boulevard and Yrigoyen Boulevard “that are at the same level in scale and quality as the buildings seen on Libertador .”

Currently, between Vicente López and San Isidro, Avenida del Libertador boasts between 15 and 20 developments underway or recently completed, many of them boutique and high-end, confirms Flexer. She also explains that the number is even higher in Maipú, with more than 25 projects . This latter avenue still has available lots for construction, in contrast to Libertador, where "there are almost none," explains the development manager at D'Aria.
However, there is no doubt about the area's success: "The Vicente López hub is growing and for the moment it remains uncapped ," concludes Pospisil.
