Apartment rental prices in CABA increased by 1.3% in March, the lowest monthly increase since October 2021, after the increase of 18.6%, 21% and 2.9% in December, January and February respectively, according to ZonaProp.

Rents in March increased 1.3% compared to the previous month

Rents in the city of Buenos Aires continue to increase and it is characterized by being the area of the Buenos Aires Metropolitan Area (AMBA) with the greatest search for studio apartments to rent. Apartment rental prices in CABA suffered a 1.3% increase in March , the lowest monthly increase since October 2021, after the increase of 18.6%, 21% and 2.9% in December, January and February respectively, according to the latest report by ZonaProp.

In this way, it is observed how new publications registered an increase of 261.7% in the last 12 months, and advance below inflation, which was 292.3% year-on-year (taking the month of February), but below the adjustment of the Lease Contract Index (ICL) which was 159.4%. In numbers, a one-bedroom apartment of 40 m² in the city of Buenos Aires rents on average for $365,546.

Since the repeal of the rental law passed in 2020, and its subsequent update in October 2023, on December 29 of last year when the DNU signed by Javier Milei came into force, the offer of apartments intended for Income has grown significantly: it has reached 125% since the beginning of this year.

The supply of apartments for rent increased significantly after the repeal of the law

For its part, regarding the year-on-year increase, the neighborhoods that showed the greatest increase in the last 12 months are Paternal and Mataderos , with 324.6% and 318.4% respectively.

While on the opposite side , there are Chacarita, Parque Avellaneda and Villa Ortuzar . In this case, rents grew 224.9%, 209.9% and 209.3% respectively.
