Rental prices in the city of Buenos Aires rose again in October and remained above general inflation.

Rental prices listed on major real estate platforms continue to rise . Although overall inflation shows signs of moderating, housing contract values continue to increase.



Following the repeal of the rental law at the end of 2023, landlords began to make their properties available for rent under agreements between the parties, expanding the supply of a market that had stagnated.



Similarly, demand remains high, driven by the lack of access to mortgage credit and the difficulties in accessing homeownership.



In this context, according to the survey carried out by the real estate platform Zonaprop, the average price of rentals in the City of Buenos Aires increased 2.4% in October , accumulating an increase of 29.8% so far in 2025 , above the general inflation of 24.4% .

Regarding the annual price variation, Agronomía and Liniers are the neighborhoods with the greatest increase. Daniel Basualdo





In the last 12 months, rents rose 36.1% , also exceeding the year-on-year inflation ( 30.8% ), although they still remain below the adjustment determined by the Rental Contract Index (ICL) , which averaged 47.1% .





Thus, an average studio apartment of 40 m² is currently priced at $612,785 per month , a one-bedroom apartment of 50 m² at $714,430 , and a two-bedroom apartment of 70 m² reaches $961,992 per month .





What are the rental prices in the neighborhoods of Buenos Aires?​

Puerto Madero tops the ranking with the highest monthly values, with an average value of $1,196,336. It is followed on the list by Saavedra with prices around $800,941 and Núñez, $749,185.

The locations listed in the report as neighborhoods with average values were the following:



  • Colegiales : $750,566
  • Caballito : $716,655
  • Mataderos: $683,598
  • Villa Pueyrredón : $670,156
  • Villa Luro : $659,191


Conversely, Floresta is the neighborhood with the lowest rental value, at $626,686. It is followed by Constitución at $623,781 and Lugano at $551,986.



Regarding annual price variations, Agronomía and Liniers are the neighborhoods with the highest increases , at 53.6% and 50.4% respectively. They are followed by Mataderos (48.3%) and Lugano (41.2%).



Meanwhile, Barracas (31.3%), Parque Chacabuco (30.8%) and Puerto Madero (21.7%) are at the bottom of the ranking.







Which neighborhoods offer the best opportunities for investing in rental properties?​

Rental profitability showed a slight decline in October. According to market data, the rent-to-price ratio stood at 4.8% annually , meaning that it now takes 20.5 years of rent to recoup the initial investment , 0.4% less than a year ago.

Among the most convenient neighborhoods for investors, Lugano, Nueva Pompeya and La Boca stand out as the areas with the highest gross profitability , with estimated returns of 8.5% , 7.4% and 6.9% , respectively.





At the other end of the spectrum, neighborhoods like Puerto Madero , Palermo , and Núñez have the lowest returns on the market, with yields of 3.2% , 3.8% , and 3.9% , respectively.
