Average rents rose 2.3% in September and are projected to increase by 26.8% by 2025, above inflation (21.6%). Meanwhile, over the past twelve months, rents have increased by 37.6%, also above inflation (31.3%). However, they remained below the adjusted ICL (51.5%).
According to data from Zonaprop, a studio apartment costs $598,063 per month , while a one-bedroom apartment in the City rents for $698,011 per month and a two-bedroom apartment for $937,432 per month.
Puerto Madero leads the ranking of most expensive neighborhoods , with monthly rents at $1,177,143 . Palermo ($768,382 per month) and Núñez ($765,419 per month) follow. Lugano, on the other hand, remains the most affordable neighborhood, with a median monthly rent of $532,007. Parque Patricios ($616,266 per month) and Floresta ($617,112 per month) complete the ranking.
Compared to September 2024, sales prices increased by 5.9%. Currently, the average price in Buenos Aires City is 14% above the low reached in June 2023.
