The total number of real estate deeds of sale registered in the Autonomous City of Buenos Aires during June 2025 increased by 36.1% compared to the same month last year. According to the survey released by the Buenos Aires Notary Association, 5,762 deeds were signed, compared to the 4,232 recorded in June 2024.
The total amount involved in transactions also showed a considerable increase: it reached $827.688 billion, representing a year-over-year increase of 128.6%. Compared to May, there was also an increase, albeit more moderate: 2.7% more deeds, as 5,610 transactions were recorded that month.
The average transaction value during June was $143,646,081, equivalent to approximately $120,054 at the official exchange rate. Compared to the same month in 2024, the average value grew 67.9% in pesos and 32.3% in US dollars.

One of the most notable figures of the month was the increase in the number of mortgage-backed deeds: 1,216 mortgage-backed deeds were recorded. This represented a 957.4% increase compared to June 2024, reflecting a revival of real estate financing in the local market. In the first half of 2025, 6,610 mortgage-backed deeds were recorded.
From the Buenos Aires Notaries Association, its president, Jorge De Bártolo, contextualized the upturn within a trend of sustained growth in June: “The positive fact is that we added another month of year-over-year growth, and if we measure Junes since 2020, it's a permanent increase. In other words, we've been growing in June for five years, even though we started from very low figures.” In this sense, he emphasized that 2025 was “the best June of the decade and the seventh in the historical series that began in 1998.”
Regarding mortgage deeds, De Bártolo emphasized that June's performance also marked a milestone: "It was the best June for mortgage deeds since records began in 2009, with 1,216 transactions." However, he warned that this could mark a turning point in that trend: "Another reading tells us that we may be seeing these mortgage loan figures reach their peak, because this month marked a slowdown in the upward trend." This number, however, represented a decrease compared to the 1,300 recorded in May. In the first six months of the year, 6,610 loans were recorded, representing 22% of total transactions.
With an increase in both the number of deeds and the value of transactions, the Buenos Aires real estate market is consolidating its year-over-year recovery. The continued availability of mortgage loans and the exchange rate will be key variables for the second half of the year.
The increase comes as construction costs, measured in dollars, rose 1.2% in June, representing a 126% increase from October 2023. Construction costs today are 3.4 times higher than they were in 2020, the lowest in the Zonaprop series.
A studio apartment sells for an average of $106,680, while a one-bedroom apartment is valued at $128,295 and a two-bedroom apartment costs $177,220.
Puerto Madero (USD 6,128/m2) remains the most expensive neighborhood to buy an apartment. Palermo (USD 3,399/m2) and Núñez (USD 3,262/m2) round out the list.
On the other hand, Lugano is the neighborhood with the lowest purchase price, at USD 1,088/m2. It is followed by Nueva Pompeya (USD 1,451/m2) and Parque Avellaneda (USD 1,537/m2).
