The real estate market continues to grow in terms of sales and demand, and sales prices are matching these increases, both in the City of Buenos Aires and in the northern region.


This was revealed in the latest Zonaprop report, which showed that in the first half of the year, listing prices in the northern zone rose 4.1%. This is striking when compared to the increases this area saw last year, as in all of 2024, they rose only 3.1%, but in just six months of 2025, they already surpassed that percentage.

Thus, the average price of apartments in the northern zone stands at US$2,324 per square meter , a monthly increase of 0.6% in June. The figures show that an average one-bedroom apartment of 50 m² has an average value of US$113,000, while a two-bedroom apartment of 70 m² reaches US$175,000.


Under construction apartments saw the greatest increase, explained by the sharp rise in construction costs that began in November 2023. With the dollar remaining virtually unchanged recently, construction costs have reached unexpected levels, as more and more dollars are needed to build the same amount of space.

In which neighborhoods have prices risen the most and which ones are cheaper?


If the price analysis is extended to the neighborhoods, La Lucila tops the list, with a value per square meter of US$3,622. Vicente López follows with US$3,568/square meter, and Olivos with US$3,110/square meter. On the other hand, Barrio Infico (US$922/square meter), José C. Paz Centro (US$969/square meter), and Billinghurst (US$1,075/square meter) are the most affordable areas to purchase.


Other neighborhoods aren't on the list of the most expensive, but they are among those with the sharpest increases. This is the case in General Pacheco, which saw a year-over-year increase of 24.3%, or Manzanares and Villa Adelina, with increases of 20.1% and 20% respectively, compared to the previous year.

However, although 77% of neighborhoods have seen year-over-year price increases, some areas stand out for having seen more moderate increases than others and for continuing to offer relatively low market prices. One of these is Pilar, an increasingly established residential hub with educational offerings and a large presence of gated communities, which has seen a year-over-year increase of 6% and has an average square meter of US$1,616. This contrasts sharply with, for example, Nordelta (US$3,074/m²), an area also consolidated but with a much higher value than Pilar.


San Fernando represents another curious area, since, although it is a neighbor of Nordelta and is fed by its runoff, and has areas close to the river, it has had year-on-year increases of 3.1% and an average square meter of US$1,956 for apartments.


Another neighborhood worth mentioning for its low prices and growing consolidation is Belén de Escobar. This area is seeing increasing numbers of projects, but its average square meter is US$1,643. It's worth noting that it has seen steeper price increases than the areas mentioned above, with a 13.92% year-over-year increase in square meters.
