Living with a view of the river or green spaces is a true luxury. The view an apartment offers can make a big difference in its final price and, above all, in the purchase decision . In an increasingly competitive market, panoramic views are not just an aesthetic detail, but a plus of exclusivity and well-being.



" Properties with panoramic views, whether open, overlooking greenery, or an urban landscape, are a very important factor in the purchasing decision, both for end users and investors. They have visual appeal and provide spaciousness and light in the environment, which is essential in the search for well-being," said Martín Pinus, owner of the Pinus real estate agency.



This differential not only impacts the buyer's daily experience, but also the property 's future appreciation . " While the decision to purchase a property with spectacular views can make a difference in price, buyers know that it's a product that maintains or increases its value in the long term, especially due to the exclusivity and status that these locations provide," added Pinus.



A good view gives a property a distinct value, both in terms of the experience and its selling price. “In a city like Buenos Aires, apartments with open views, and especially those with river views, create a distinct experience of spaciousness and light that isn't easily found. This scarcity of these spaces makes the property appreciate more quickly and has very good resale value,” explained Francisco Altgelt, owner of the real estate agency.





How much does an apartment with a river view cost?

The price per square meter can vary considerably depending on the view. In neighborhoods like Belgrano, especially in the Bajo area, a high-rise apartment with river views and green areas can fetch between US$9,000 and US$10,000 per square meter. In the same area, but without privileged views, prices are around US$4,000 per square meter. Barrancas is also another prime area of the neighborhood where you can see the river from a high floor.



Also notable are Puerto Madero, where the average price per square meter is US$6,100; Núñez, with an average price of US$3,200 per square meter, but which can be double for apartments with a view; and some areas of Palermo, for example, on Avenida Figueroa Alcorta and Libertador. Across the province, Vicente López stands out for its towers with panoramic views of the river.



“A view is a highly sought-after advantage in the city. It can represent a premium of up to 40% in the value of an apartment compared to a similar unit without a view,” explained Altgelt. “You have to keep in mind that the view is one of the most important differentiators of a property and one of the few attributes that is difficult to miss when you are on a high floor,” he added.



But it's not just the river that adds to a property 's value . Views of certain plazas, parks, and even iconic monuments are also taken into account when assessing a property. " These views can increase a property's value by up to 40%, " Pinus agreed. "Such is the case with apartments overlooking Plaza Alemania, Plaza San Martín, or Plaza Vicente López in Recoleta, or facing the mansions on Alvear Avenue," he summarized.





What features make a view attractive?

In the premium segment, not just any view will do. Higher floors with wide, unobstructed views are most valued. If you look east, you can see the river; if you look west, you can see the spectacular sunsets. They're chosen not only for their visual appeal but also because they offer privacy, something highly sought after in the luxury market , Pinus explained.



In addition, large windows, terraces, or balconies that open onto parks or squares provide additional value, as they integrate nature, relaxation, and comfort into urban life.



When it comes to open views of the river or the Buenos Aires skyline, the height of the apartment matters. "Open, panoramic views become more important from the seventh or eighth floor, where a different perspective begins to emerge and the noise of the city fades away," Pinus concluded.
