When considering living in a premium building, one should not only take into account the market value, but also the significant amounts that will arrive every month in the maintenance fee statements.





When looking for an apartment to move into, choosing a building with amenities has gone from being an aspirational luxury to, in many cases, a concrete decision if you're considering fulfilling different needs : from gyms and pools to some even having a home theater, satisfying needs that would otherwise require going out. But the problem arises when the monthly bill arrives. Because luxury doesn't come free , and in premium buildings, it's expensive .



In the city of Buenos Aires, building maintenance fees continue to rise . In November, the average bill was $313,179, reflecting a 3.3% increase compared to the October average of $303,108, according to a survey conducted by ConsorcioAbierto among 13,000 building associations using its platform. The year-on-year increase is 31.1% , as the average maintenance fee in November 2024 in the City of Buenos Aires was $238,957. However, the most significant jump is occurring in higher-end buildings.



The difference is clear. Living with luxury amenities means higher maintenance fees, especially when the building combines exclusive services, 24-hour security, and a limited number of units. “In high-end buildings with 24-hour security and few units, maintenance fees are high,” explains Octopus Proptech.



Security is a major factor. According to the company, this item represents approximately 40% of the total monthly expenses . Private security, rotating shifts, and permanent staff make all the difference in the bill.

Amenities in luxury buildings increase maintenance fees, and private security accounts for the largest percentage of the cost.



How much do owners pay in premium buildings?​

According to a survey by the platform, based on 150,000 users, owners who pay more than one million pesos represent only 3.91% of the total, and the most expensive maintenance fees are found in three specific buildings located in the following neighborhoods:



  • Palermo Chico : $4,558,000
  • San Cristóbal : $4,429,000
  • Palermo : $3,413,242


In all cases, this refers to the average expenses per unit within each building.

Beyond these extremes, the neighborhoods that consistently top the ranking of highest expenses are Recoleta, Belgrano and Palermo , areas where the combination of location, construction category and services pushes costs upwards.

The buildings with the most expensive maintenance fees are located in Recoleta, Belgrano, and Palermo.







Another market indicator comes from Octavo Piso, a platform for managing condominiums and gated communities. In this case, the company shares the average liquidation value of buildings with the most expensive values surveyed:



  • In Monserrat (CABA) , with spa, bars, pilates, wine shop and multipurpose room: $1,124,665.55
  • In Palermo (CABA) , with two SUMs: $576,656.86
  • In La Sonja (north zone) , with SUM and solar: $446,626.30
  • In Recoleta (CABA) , without amenities and near the cemetery: $445,171.41
  • In Belgrano (CABA) , with SUM: $334,482.53
  • In Parque Chacabuco (CABA) , with a soccer field, wine cellar, mini-cinema, grills, spa and more: $327,980.92
  • In San Isidro (north zone) , with a mini-cinema, sauna, jacuzzi and multipurpose room: $267,247.35
  • In Almagro (CABA) , with tennis court, mini-cinema, barbecue area and multipurpose room: $258,943.55
  • In Villa Devoto (CABA) , with a multipurpose room and pool: $254,761.52
  • In Caballito (CABA), with a multipurpose room and pool: $251,541.86

Living with luxury amenities means assuming higher expenses.



In short, premium buildings offer comfort, services, and status. Maintenance fees, on the other hand, offer a monthly dose of reality. In today's market, luxury isn't just seen: it's paid for . And it's paid every month.
