In the month of March, an increase was recorded with a slowdown in the increase in rental prices in the northern area and a greater increase than in the city of Buenos Aires.

Rental prices in the northern area continue to rise, although the pace is slowing down.

The increase in rental prices offered in March in northern GBA was 2.5%, which represents an increase double that of CABA , which recorded a 1.3% increase in rental values in the same month, according to the latest report by Zonaprop. With these numbers, the accumulated increase in the first quarter of the year in northern GBA is 28.7%.

Although the increase in prices was double that of CABA, a slowdown is observed in rental values in the first quarter of the year , since in February it was 8.3% and in March it was 2.5%. In addition, it is positioned well below that registered in the last quarter of 2023 (49.1%).

Nordelta, Vicente López and Rincón de Milberg are positioned as the neighborhoods with the most expensive offer on the market

Regarding the values of the units on offer, a two-room apartment in GBA north has a value of $372,792 per month , while a three-room apartment is rented for $564,291 per month.

Nordelta continues to be positioned as the neighborhood with the most expensive offer on the market , with a value of $490,685 per month. They are followed by Vicente López , for $482,956 per month, and Rincón de Milberg at $467,702 per month. On the other hand, José León Suárez, San Miguel, Pilar have the lowest prices, $232,419 per month, $260,661 per month and $289,331 per month, respectively.

Profitability in the northern zone​

An important fact to keep in mind is that profitability increased , unlike the previous month, which had decreased. In northern GBA, the rent/price ratio stood at 3.77% annually in March (in February it was 3.65% and in January it stood at 3.82%), that is, 26.5 years of rental to recover the purchase investment, 14% less than a year ago.

Belén de Escobar is ranked as the best location in terms of profitability with a gross return of 5%. They are followed by Pilar and Manuel Alberti , with a gross return of 4.9% each, while La Lucila and Vicente López are the ones with the lowest gross return, with 3.4% and 3.6%, respectively.

The most expensive areas lower their prices​

The neighborhoods that defended the most expensive prices began to lower them, because with greater supply the tenant has the option of migrating to other similar neighborhoods but that have lower rental values : the strong competitiveness of the market generates the possibility of negotiation between the parties.

“Last year, there were people who rented without looking at the apartment because the offer was very low and they accepted what little there was because they had nowhere to live. But now if the tenant is not satisfied with the property, they can find another one quickly ,” explains Enrique Abatti , president of the Chamber of Property Owners of the Argentine Republic, and maintains that the landlords had to begin to reduce their demands because “they are already starting to see empty properties since they are not rented.”

From these phenomena that arise with the purpose of the regulations, according to the data provided by the real estate platform report, it is observed that Vicente López registered the largest drop in the amounts of his properties for rent , 7.53% in March compared to the previous month : in February a two-room apartment was rented on average for $522,285, while in the third month of the year it was rented for $482,956. In this case, this decrease could also be seen in the previous period, when the January sum was $573,019 (8.85% higher than the following month).

For its part, in Nordelta during February a two-room unit on average was rented for $528,554, in March it was rented for $490,685. These data reflect a drop in rental values of 7.16%. A figure similar to that of Olivos , where the decrease was 6.47% : in this case, a property was sold for $485,694 in February, and in March it was sold for $454,248.

West and south zone​

On the other hand, GBA west-south also continues to see a slowdown in rental price increases. The monthly increase in March was 4%, accumulating an increase of 28.4% in the first quarter of 2024 (January 13.8%, February 8.5%), notably lower than that of the last quarter of the previous year (47. 8%).

The rental price in the west-south area is $267,105 per month for a two-room apartment , while a three-room apartment reaches $362,765 per month.

Profitability in GBA north rose in the last month

When comparing and ranking market values, Avellaneda heads the list of neighborhoods with the highest price , with a value of $305,358 per month, followed by Ciudadela ($301,645 per month) and Wilde ($296,734 per month). On the contrary, the cheapest rentals are found in Burzaco ($175,783 per month), Merlo ($200,659 per month) and Moreno ($214,140 per month).

Regarding profitability, in the west-south area the rent/price ratio rises slightly and stands at 3.71% annually , that is, 26.9 years of rent are needed to repay the purchase investment; 14% less than a year ago.
