Wow is right… and it’s not new.
We started buying garage spaces back in 2006 in a 7-story high-rise with full-time admin and security. What began as “just parking” turned into something a bit more specialized—we created
xfiltrate motorcycle parking to serve foreign adventure riders who needed a safe place in Buenos Aires for both short and long-term storage.
Turns out, there was a real niche there.
Our most profitable stretch? Surprisingly, during the pandemic. Borders closed, flights canceled—riders had to leave their bikes behind and get home. We ended up helping a lot of people navigate the bureaucracy and store their motos safely until they could return.
We charge about
$60 USD/month (or pesos at the official rate), and since we focus on motorcycles, we can fit
up to 4 bikes per single car space.
One thing many people don’t realize—based on my own research,
a large percentage (I’ve seen estimates around 80%) of high-rise parking facilities don’t permit motorcycle parking at all. My understanding is that insurance costs for the facility tend to be higher when motorcycles are involved, which limits supply and quietly increases the value of spaces where it
is allowed.
So when people talk about $30K–$35K per space… yes, the math can work—especially if you think beyond just “parking a car” and into how the space is actually used.
As a point of reference, we currently have
one space available for sale at $25,000 USD, (or trade for the right 4 wheel drive vehicle) located in
Recoleta—one of the more upscale barrios of Buenos Aires.
