The number of rental homes registers a notable growth in CABA . Although high monthly costs persist, the repeal of the Rental Law prompted a gradual expansion in the number of apartments in the last two months.

Specifically in the segment of two-room apartments, an increase of 286.7% was recorded until February.

In February, there was a marked slowdown in rental prices in the various neighborhoods. Leandro Molina , country manager of Grupo QuintoAndar (owner of Zonaprop) for Argentina and Peru, told Infobae that the increase was only 2.9%, contrasting with the increases of 21% and 18% registered in January and December, respectively. . “This data reveals a moderating trend in rental price growth, suggesting a significant change in real estate market dynamics during February,” he said.

This increase of 2.9% represents the lowest figure since October 2021, while the supply of apartments rose 20.6% between January and February.

A two-room apartment with a surface area of 50 square meters rents on average for $416,991 per month. For the most part, these properties are sought by single individuals, couples without children or with a baby, professionals who combine the use of space for living and working, university students and seniors looking to reduce their living space.

Román Paikin , from San Román Properties, said that the supply of two-room properties in buildings registered notable growth. “Comparing the current situation with the period prior to DNU 70/23, the rental supply captured exponential growth. This expansion generated a scenario in which those interested in renting have several options, even allowing them to make counteroffers on the owners' proposals. Flexibility in negotiations increased, and currently, everything can be discussed and adjusted to reach a mutual agreement,” he highlighted.

The greater offer fosters healthy competition. Landlords who set excessive values or unrealistic conditions begin to be priced out of the market as tenants have multiple options to choose from.

“It should be noted that the predominant offer focuses on two-room apartments in buildings, and the availability of PHs, houses or units with more than three rooms is limited, in comparison. This dynamic offers those interested in renting greater variety and flexibility in their choice,” Paikin said.

“Since the repeal of the Rental Law, the rental supply of apartments in CABA rose by 102.5% “and 127% from the historical supply floor that was evident in February 2023,” Molina confirmed.

For example, in Villa Del Parque there are now 62 two-bedroom apartments, from $260,000 to $400,000 per month; and 45 3-room apartments, from $380,000 to $600,000, according to Argenprop.

Regarding the way in which contracts are being carried out and the predominant adjustment methods, Paikin highlighted that, in general, contracts are established with a duration of 24 months, following the same practice that was carried out before. of Law 27,551 (already repealed). “It is the term normally proposed by the owners and accepted by those interested in renting,” he assured.

Regarding the adjustments, they are being carried out mostly on a quarterly basis, indexed by the Consumer Price Index (CPI) of Indec. Although secondly, they continue to be adjusted through the Lease Contract Index (ICL).

Mariano Lo Valvo , who operates in the northern part of Buenos Aires, pointed out that, even in neighborhoods such as Belgrano, Saavedra, Núñez or Palermo, proposals in dollars persist, starting from USD 600 per month, but no longer for temporary agreements, but for "at least a year."
