On the other side, Monserrat offers a different kind of appeal . It was the birthplace of Buenos Aires' history : Plaza de Mayo, the Cabildo, the Cathedral, Avenida de Mayo, the Manzana de las Luces (Block of Enlightenment)... everything is just a couple of blocks away . During the day, it has the intense rhythm of the city center; at night, it quiets down and becomes much more peaceful . Its strength lies in its connectivity : buses everywhere, quick access to Avenida 9 de Julio, the Paseo del Bajo (Underground Promenade), and the subway. The neighborhood spirit is preserved in many of its narrow streets , which maintain a peaceful and relaxed atmosphere.





Should I rent in San Telmo or Monserrat?​

Those who choose to live in Monserrat tend to be people who work or study in the city center, while San Telmo is mostly chosen by young people and foreigners looking for a bohemian and cultural atmosphere. “In recent years, the area has become a major tourist destination due to the large number of short-term rentals available,” Moretti adds.

When analyzing prices, the average rent for a one-bedroom apartment in San Telmo is around $670,316, according to the latest Zonaprop report. Meanwhile, in Monserrat, a two-room apartment costs around $668,788 , a very similar price to that of the neighboring district. Both prices are below the city average, which stands at $714,430 per month.



Rentals in San Telmo​

Currently, there are more than 230 apartments listed for rent in the tango neighborhood of Buenos Aires, of which 66% are listed in pesos and 34% in dollars, with values ranging from $330,000 for a one-room unit with a balcony on Paseo Colón at 700, to US$2,200 for a four-room apartment of 269 m² on Caseros corner of Bolívar.



Thirty-five percent of the rentals listed in the area are studio apartments , with prices that can exceed US$1,000 . However, the vast majority are priced below $600,000. For example, a 40 m² studio apartment with a balcony, integrated kitchen, dressing room, and full bathroom is available for $570,000 on Juan de Garay Avenue at number 300. While there are also a few units with more than three rooms, most of these are for short-term rentals.

Rentals in Monserrat​

The situation in Monserrat is very similar to that of San Telmo. Currently, there are around 220 apartments for rent in the neighborhood, predominantly studios (45% of the total). Prices in this area range from $300,000 for a 28 m² studio apartment on Estados Unidos Street at number 1400, to US$2,500 for a 270 m² one- bedroom apartment in the historic Palacio Raggio, located on Moreno Street at number 500.



Another option is a property located at Moreno 1300 that is rented for $700,000. It is a period apartment with three rooms plus a service area and 76 m², located on the sixth floor of a building constructed in 1957.





Therefore, the options in both neighborhoods are very similar, but choosing where to live will depend primarily on the lifestyle you're looking for: San Telmo is ideal for those who dream of a bohemian and socially active environment, valuing history and neighborhood life with a tourist touch. Meanwhile, Monserrat is more suitable for those who prioritize connectivity and proximity to the city's financial and administrative center .
