The number of used properties for sale is growing.




Used apartments are gaining popularity, with prices remaining lower than those of new or under-sale properties.


In fact, the market snapshot shows that there are currently 40% more of these types of properties for sale than a year ago. This figure comes from a report by Reporte Inmobiliario, which in June reported 28,960 listings of used apartments for sale in the City of Buenos Aires. This growing volume directly impacts the structure of the market and the dynamics of average market values.


In this regard, prices per square meter showed increases for all types compared to the same month last year. Three-bedroom apartments led the increases with a year-over-year increase of 14.5% . For other units, the variations were more limited: 5.3% for one-bedroom apartments, 3.9% for two-bedroom apartments, and 1.97% for studio apartments.

Studio apartments have the most expensive square meter



In terms of value per square meter, studio apartments remain the most popular type , averaging US$2,125/m² . They are followed by one-bedroom units at US$1,943/m² , three-bedroom units at US$1,828/m² , and finally two-bedroom units at US$1,796/m² . Monthly variations were minimal compared to the previous month, reflecting relative stability in initial listing prices.


As for the average total price, studio apartments reached US$69,900 , while one-bedroom apartments were priced at US$80,500 . Two-bedroom units averaged US$112,000 , and three-bedroom units reached US$159,000 .


The neighborhoods with the greatest offer in CABA



Palermo tops the list of neighborhoods with the largest supply of apartments. According to the Real Estate Report, there are currently 1,061 studio apartments for sale in this neighborhood, followed by Recoleta with 423, Caballito with 276, Almagro with 273, and Villa Urquiza with 227.


As for one-bedroom apartments, Palermo also leads the neighborhood with the largest supply, with 1,323 used properties for sale, followed by Caballito with 683, Belgrano with 597, Almagro with 568, and Recoleta with 491.


This snapshot shows that the same five neighborhoods have the largest number of used properties for sale.


As for larger, two- and three-room apartment types, the trend continues in these neighborhoods.
