After a year in which construction costs more than doubled in dollar terms in Argentina , many are wondering how much it costs to build a house today . Indeed, since October 2023, construction costs in dollar terms have accumulated a 122 % increase, according to the latest figures from Zonaprop.





In this context, LA NACION consulted leading real estate developers in the sector, and they confirmed that a very affordable square meter starts at US$1,300 + VAT (US$1,381).



For the construction of a standard house, the value starts at US$1,600 + VAT (US$1,768) on average, and rises to US$2,000 + VAT (US$2,210) for a higher-category house.





Thus, building a 100 m² house in September 2025, at the lowest prices, would cost around US$138,100 . However, it would rise to US$176,800 for a standard house per square meter , and to US$221,000 for a house with higher-quality materials.



Compared to the sale price per square meter of a used home in the Autonomous City of Buenos Aires, it stood at US$1,759 in August. The numbers show that a three-bedroom property has a median listed sale price of US$298,993 , while a four-bedroom property is listed at US$493,081 , according to Zonaprop. It's worth clarifying that these latter figures are averages, taking the minimum and maximum prices offered in Buenos Aires City and generating a mean.

Where are the biggest increases reflected?​

The National Institute of Statistics and Census of Argentina ( INDEC ), for its part, reported that the overall level of the construction cost index (ICC) in Greater Buenos Aires for July 2025 registered a 1.6% increase compared to the previous month. This result is a consequence of increases of 1.5% in materials , 1.7% in labor , and 1.7% in general expenses .







Now, if we analyze the cost variation in CABA, according to the latest data published by the Institute of Statistics and Census of the Autonomous City of Buenos Aires (IECBA), the City Construction Cost Index , which measures the monthly variations in the cost of private construction of buildings intended for housing in CABA, reached a monthly increase of 1.3% in August 2025, with a cumulative increase of 11.4% in the year and a year-on-year increase of 23.7%.



In August, the last month measured in Buenos Aires, the increase in materials was 1.4%, labor 1.1%, and general expenses 1.6%. Thus, the construction cost per square meter was $1,235,735 (total city).
