Outdoor patios and verandas are no longer secondary spaces in the house , especially during the summer when they become central to residential enjoyment. However, their use isn't limited to this period; in winter, enclosed patios are the ideal space for enjoying a barbecue or family meal, gatherings, and shared moments.

According to architect Gastón Loray, head of the Leone Loray Arquitectos studio, with works in Argentina, Uruguay and other countries around the world, in premium homes outdoor spaces are gaining more and more prominence and are naturally integrated into the social area of the house.

Barbecue areas and galleries are no longer conceived as complementary areas, but as central environments, designed for enjoyment , functionality and design.

However, determining the price of this space is not a simple task . It depends on many variables, such as the materials used, the square footage built, and the different additions.

A barbecue area with a bathroom, heating, hot water, windows and grill costs the same as a square meter of a house ; it doesn't vary at all because it includes all the items: structure, installations, sewage, water and heating,” explains architect María Belén Buscaglia, adding that without counting indirect and direct expenses, project fees and construction management, the price per square meter is around US$2400.

On the other hand, if the barbecue area were simple, with a masonry grill with four legs, pipe columns, a metal roof, corrugated black sheet metal without zinc flashing and a concrete subfloor, the cost per square meter is reduced to US$1700.

Additional details also affect the budget: “For example, if the grill has a sliding lid, it’s US$4,000 more,” he explains.

Does it improve the property value?​

The value of these spaces increases if it is a house with a park or garden.

In this regard, Alan Flexer, manager of the San Isidro branch of Narvaez Real Estate, asserts that a barbecue area with a grill can increase a property's value by between 8% and 15% , depending on its size, construction quality, and the type of property it's located in. "In homes with a good-sized garden, the impact is usually even greater, since the barbecue area becomes a true extension of the social space ," he points out. He also notes that this is especially true in Argentina, where barbecues play a central role in family life . "This type of space has a very strong emotional and functional value and is directly reflected in buyers' perceptions," he adds.

Flexer maintains that a well-designed, ready-to-use barbecue area can accelerate the sale process . In this regard, he explains that many families avoid buying properties that require construction, so finding a finished barbecue area in good condition can be decisive and justify a slightly higher price .

However, the buyer is advised to verify that the barbecue area is registered on the municipal plans before proceeding with the transaction . If it is not, it may be necessary to legalize the construction and pay the corresponding fees for the unregistered square footage when reselling.

Jorge Von Grolman, commercial manager of Órbita, a real estate company associated with Eidico, agrees, stating that in real estate projects with larger lots, there's a trend toward adding modern barbecue areas next to the pool . "This allows you to maintain the house as a more private space and use the barbecue area as a social space. As for appreciation, whenever you add square footage, the property's value tends to increase," he acknowledges.



These are the trends​

In high-end residential architecture, current trends prioritize spacious, understated spaces that are strongly connected to their surroundings. Among the most popular styles are:

  • Japandi or warm minimalism: stripped environments, use of natural materials and balance between functionality and serenity.
  • Contemporary Brazilian style: it relies on the use of noble materials and a reinterpreted classic language, with a marked relationship between the interior and exterior.
  • Nautical style: subtly present in textiles, light colors and details; in these cases literal interpretations of this style are avoided.
“The goal is for the barbecue area or patio to function as an extension of the house ,” Loray emphasizes. He also clarifies that the materials used for these premium barbecue areas and patios are chosen for their durability, low maintenance, and graceful aging when exposed to the elements.

Among the most commonly used materials are: treated wood for outdoor use, natural stone, steel and metal structures, exposed concrete, porcelain tiles, cementitious materials, and sintered stone . Outdoor textiles are also frequently used for curtains, upholstery, and lightweight enclosures.


“The selection focuses on materials that, with the appropriate treatments, can withstand outdoor use , maintain their aesthetic appeal over time, and add character to the space,” Loray concludes.

In short, when thinking about a premium-type barbecue area or gallery, the architect takes into account the spatiality, the comfort, the materials and a key point which is that it functions as a link between the interior of the house and the exterior.
