What does administration include?

This, says Abatti, must be explicitly authorized in the contract signed between the real estate agency and the property owner , which also details whether the firm has the authority to issue a provisional receipt, "since the final receipt must be issued by the landlord."

Additionally, the attorney explains that some real estate agencies offer a more comprehensive service , which may include coordinating repairs, finding technicians (such as plumbers or electricians), or even managing claims with the consortium. This type of management is usually more expensive and is especially useful for owners who do not reside in the city where the property is located.
"When the landlord doesn't live near the property, it's best to delegate all management to the real estate agency, and in those cases, it's common to charge 10% of the rental value ," Abatti explains.
And what about contracts?
In addition to the monthly fees, some real estate agencies charge an additional fee for drafting the rental agreement . This cost may be borne by the landlord, the tenant, or split between both parties, depending on the agreement. The amount is not regulated and varies between companies .There are also cases in which the management fee is charged in the form of a lump sum: some real estate agencies charge a full month's rent, or even two, as fees for the entire contract period, rather than charging monthly. However, it's more common to charge or retain that percentage monthly when the rent is paid .
Ultimately, outsourcing rental management to a real estate agency can simplify a landlord's life , but it comes at a cost that must be assessed based on the level of service offered and the complexity of the process.
