This layout combines neighborhood tranquility with a strategic location in the northwest corner of Buenos Aires. Its residential profile, connectivity to other areas of the city, and the boom in new developments explain why buying in this area today is an attractive opportunity for both end users and investors.

With a defined identity, tree-lined streets, low-rise buildings, and a growing selection of developments, Villa del Parque has established itself as an increasingly sought-after option on the Buenos Aires real estate scene . Unlike Palermo, Núñez ( one of the neighborhoods where housing values have appreciated the most year-on-year ) or Belgrano, it doesn't suffer from urban saturation, but it does have an active commercial center on arteries such as Cuenca, Nazca, Beiró, and Nogoyá, in addition to Aristóbulo del Valle Square, the neighborhood's green epicenter.



Connectivity is also key: the San Martín train station, multiple bus lines, and a network of bike paths make it easy to get there without having to live downtown.



In recent years, the area has experienced strong real estate growth linked to the conditions of the new Urban Planning Code (CUR) , which allows buildings of up to nine stories in certain areas. This attracted developers to well-located lots, a combination that boosted values while remaining affordable.

Added to this was sustained demand from end users and investors seeking to safeguard savings or capitalize on opportunities, especially following the repeal of the Rental Law, the money laundering process, and the return of mortgage loans.





What is available on the market and with what characteristics

In June 2025, the prices for purchasing a two-bedroom apartment in Villa del Parque vary widely, depending on the location, amenities, and condition of the development.



Ignacio Nocito , commercial manager of Nocito Constructora, commented that one-bedroom units are available for pre-sale starting at $116,900 at Melincué 3256 and others for $120,700 at Nogoyá 3865. Both are located a few blocks from the shopping center and Aristóbulo del Valle Plaza. The units range in size from 43.8 to 55.6 m2 , are professionally suitable and pet-friendly, and include porcelain floors, closets, equipped kitchens, full bathrooms, and balconies. Some have a patio on the ground floor or a private terrace on the upper floors. Amenities include a grill, a multi-purpose room, a pool, and coworking.

From Yacopino Real Estate, engineer Juan Yacopino noted that current prices for brand-new units in the neighborhood range from $2,100 to $2,800 per square meter , with average surfaces close to 45 m2 . In the Lascano 4320 development, launched with immediate occupancy, the units offer balconies with their own grills, green terraces decorated with figures of native birds, and technological innovation in access, such as electronic locks with fingerprints, cards, or a mobile app.



The bathrooms include Scottish showers, the interiors are clad in imported porcelain, and the closets and kitchen cabinets follow a Nordic aesthetic. The windows are double-glazed, and the floors use lightweight cellular concrete for improved thermal insulation.



Román Andrés Paikin , owner of San Román Propiedades, indicated that the two-room apartments are available from US$92,000 to US$167,000 , with values between US$2,000 and US$2,600 per m2 , while the finished units reach US$119,000 to US$206,000 , depending on location and characteristics.

He explained that the most sought-after developments are concentrated near Cuenca, Nazca, Nogoyá, and Pedro Lozano, as well as around Aristóbulo del Valle Square, where good connectivity, urban amenities, and regulatory conditions allow for mid-rise construction.





Who buys and why it is worth investing in the area

The profile of buyers has diversified. Nocito emphasized that his customers largely come through referrals, a trait that reveals local trust.

A neighborhood in transformation

"The two-room apartment has become the most versatile type of home: it's chosen by couples, singles, professionals looking to set up a practice, and young people who work remotely and prefer quieter surroundings, away from the hustle and bustle of downtown," he explained.



Yacopino emphasized that, while demand in recent years has been concentrated among end users, the project under construction has now returned to interest investors. He maintained that "the repeal of the Rental Law, the improvement in contractual conditions following the latest DNU, the drop in inflation, and the property laundering (whitewashing) have all favored the reactivation of the rental market. Furthermore, the return of mortgage lending has brought dynamism, although a more streamlined documentation framework is still needed to apply it to units under construction."

The last bedroom usually have good natural lighting.





For Paikin, Villa del Parque offers a balance that's difficult to achieve in other similar neighborhoods, such as Villa Devoto or Villa Urquiza. "It combines residential tranquility with active businesses, green spaces, and good connectivity. Its urban transformation, driven by new developments, hasn't overwhelmed the traditional fabric. While many houses were demolished to make way for buildings, nearly a hundred properties are protected as heritage sites, limiting indiscriminate expansion," he added.



At the same time, the neighborhood has expanded its gastronomic and commercial offerings, while maintaining its peaceful and safe atmosphere.



With more affordable prices than in more developed areas, but with potential for upward appreciation, Villa del Parque has established itself as an alternative for those looking to buy with a medium-term vision, live in a well-maintained environment, or invest in a product with sustained demand.
