The Buenos Aires neighborhood has established itself as one of the most sought-after in the city.

Caballito is one of the most traditional neighborhoods in the city of Buenos Aires , and also one of the oldest, after San Telmo, Balvanera, and Barracas. Located in Commune 6, and bordered by the streets Río de Janeiro, Rivadavia, La Plata, Directorio, Curapaligüe, Tte. Gral. Donato Álvarez, Juan B. Justo, San Martín, Gaona, and Ángel Gallardo, it has become one of the most densely populated areas of the city , with approximately 25,000 inhabitants per square kilometer.
In addition, it is home to iconic establishments and services of the country , such as the Mercado del Progreso, founded in 1889, and the historic streetcar, which continues to operate after being discontinued in 1963.
These characteristics, along with its strategic location in CABA, its ample green spaces with Rivadavia Park and Centenario Park, and its wide range of entertainment, gastronomy, schools and universities, position Caballito as one of the most sought-after areas for both renting and buying , according to Zonaprop.
Sale prices in the neighborhood
In terms of numbers, Caballito ranks 16th among the most expensive neighborhoods in the city of Buenos Aires . It has an average price of US$2,402/m² , which is 1.96% lower than the average price for the city of Buenos Aires (CABA) of US$2,450/m², according to the Zonaprop Index for January.In this scenario, the neighborhood falls in the middle of the ranking. Its value per square meter is 60.99% lower than Puerto Madero , which leads the ranking at US$6,157/m²; it is also below Núñez, at US$3,407/m², and Palermo, at US$3,387/m², the other two areas that complete the top three.
At the opposite end is Lugano, the most affordable neighborhood, with an average price of US$1911/m², which represents a value 20.44% less than Caballito.
“This intermediate positioning explains part of the flow of buyers from more expensive neighborhoods who are looking for more space without sacrificing centrality ,” explains Maria Gabriela Besuzzo, manager of Works and Developments at Interwin, who adds that the Parque Centenario area, close to Palermo and Villa Crespo, is one of the most in-demand in the neighborhood.

To put prices into perspective, the most expensive property currently listed on Zonaprop is located at 1641 Avenida Directorio, in the southern part of the neighborhood, with a price of US$1,919,300 . It is a 297m² apartment with six rooms, including a living-dining room, three large balconies, four en-suite bedrooms, five bathrooms, a laundry room, and a maid's quarters.

An alternative with a lower price, though equally exclusive, is an apartment listed at US$1,150,000, located on Valle Street at number 1100. The unit has 236 square meters , five rooms, four bathrooms, and two parking spaces. The listing also details the monthly maintenance fees, which are around $1,200,000 .
Within the high-end segment, but in a more "accessible" range for the neighborhood, options range from US$600,000 to US$800,000. Among them is a five-room apartment on Terry Street at number

Although land is not abundant in Caballito, the Buenos Aires neighborhood continues to expand its offering of modern and luxurious developments.One of the cases is Residenza, located on Díaz Vélez Avenue, 150 meters from Cid Campeador and five blocks from Parque Centenario.

“ Tickets start at US$140,000 for 51 m² units on the first floor, and go up to US$580,000 for 158 m² units on the ninth floor,” Besuzzo explains.
In the same neighborhood, there is a group of projects under the Donna brand—some under development (Settima, Gioia, Zaffira, Ambra, Grigia, Salvia) and others already completed (Terra, Acqua, Reggia, Magna, Fiore, Vita)—created by the developer Azcuy. They feature apartments ranging from two to six rooms and high-quality construction.

“The price per square meter is between US$3,600 and US$4,500 ,” explains Yanina Zurita, head of ventures at Toribio Achával, the real estate company that markets the project.
Another development slated to begin construction in March 2026 on the neighborhood's most tree-lined and sought-after avenue is Goyena: a complex developed by Grupo Portland featuring 68 urban houses with one to four rooms and 43 apartments with two, three, and four rooms, located at 655 Pedro Goyena Avenue. With an average price per square meter of US$3,800, it will include a 1,000m² central park with reflecting pools and gardens.

Profitability in Caballito
Caballito ranks 30th in the city's most profitable neighborhoods. It offers a 5.1% return , meaning it takes an average of 19.7 years to recoup the investment.Although it dropped half a percentage point in the month-on-month comparison, the year-on-year measurement is positive with an improvement of 1% , according to Zonaprop.
In this way, it is above neighborhoods such as Saavedra with 4.7%; Belgrano with 4.1% and Núñez with 4%; but below neighborhoods such as Villa Pueyrredón with 5.4%, La Boca with 7.3% and Lugano with 9.6%.
