Great Airbnb rental in Palermo

I just finished staying the past week in this Airbnb in Palermo. I have stayed in a bunch of rentals in Buenos Aires and this was great. Super comfortable mattress which is tough to find in BA. Fast internet, doorman, spacious and never had a terrace so big. Very bright and out of this world view. Was very quiet too.

The building had a laundry room in the basement but I took my clothes to get cleaned next door. They have a full service laundromat next to the lobby. Loved this place!

Just checked out your listing. Nice looking property @Johnny. Very surprised at the rates. I see your calendar is full. I put in a random 3 nights for February and it is coming up over $500 USD. Wow. Are you able to get these kind of rates? I had no idea these kind of rates were possible on a small apartment.

I'm kicking myself for now buying when prices were lower. I saw this one for sale a few years ago. I could have jumped on it for less than $125k. Just saw the rental prices. Insane.

Thanks @Cheap Bastard! Yes my rates are about $125 USD per night. During slow season it was $100 USD per night but that is the lowest I have charged. Weekly and monthly discounts. But I don't get all of that. Airbnb charges the renters a %. I'm not sure how much and part of that is for maid and laundry which I don't get. Those costs have really gone up in the past year but that gets charged to the rental guests. It has been a very good investment. The value of the property shot up too in both apartments I purchased in BA.

I am told that many apartments can't charge these kind of rates. I spent a lot furnishing my place. The mattress alone was $1,500 USD. I spent about $25k USD furnishing my place.

The time to have bought was 2023. They were practically giving properties away. $125,000 for an apartment like that in one of the best neighborhoods is cheap. Compared to similar cities around the world I am guessing prices are still very cheap here. I can't believe how much laundromat prices have gone up. The trick seems to be doing what you did Johnny and going high end. Most of the Airbnbs in BA have terrible furniture and slow internet. Your listing looks great.

Mine has been consistently booked solid. Where is your 2nd property located? I recall you bought a Pozo? What part of Palermo?

Yes I went to go see the building you bought in. Wow what a view. I didn't see any apartments but went up to the gym in Palermo Uno and it was incredible. I heard you own on the 23rd floor in Palermo Uno. Love that location.

I bought a pozo in Palermo Hollywood that they are building now. Estimated date they will finish is January 2028.

That is the same apartment that I ended up flipping! I bought in that project and then my mother passed away and I ended up selling it. It turned out great. The rentals look solid too. I guess I should have hung onto that property. How is the market now @Johnny ?

Sent a DM but how long ago did you buy that apartment in the new building? Curious how much rates have gone up since you bought? Were you able to wire directly to their account outside Argentina? That is how I paid for my first one. I might be open to buying one.
