The Buenos Aires real estate market showed dynamism again in August 2025. According to the Notaries Association of the City of Buenos Aires , the total number of real estate purchase deeds registered in the month amounted to 6,370 acts , which represents an increase of 20.2% compared to the same period in 2024 .
Meanwhile, the total amount involved in the transactions was $1,048,201 million , a figure that represents a year-over-year increase of 103.5%.
Monthly comparison and average value of operations
Compared to July, the level of activity showed a slight decline. In July, 6,651 deeds were registered , which means a decrease of 4.2% in August .The average purchase price was $164,552,842 , equivalent to US$122,569 according to the average official exchange rate. In pesos, the average value increased 69.2% year-over-year , while in dollars, it rose 23.9%.
These data reflect not only a higher volume of transactions, but also a repositioning of securities in the market, in line with the recovery in demand and the partial return of mortgage lending.

The impact of mortgage loans
One of the report's highlights is the growth in credit transactions. In August, 1,338 mortgage deeds were completed , representing a 221.6% increase compared to the same month last year.In the first eight months of the year, 9,341 deeds with financing were recorded.
“This August once again had one of the best records in the entire historical series regarding this month, ranking fourth, and it was the best performance since 2007. In mortgages, it once again had a very good index and is clearly positioned as the best since 2018, beyond the speculation that September will bring a brake on lending,” said Jorge De Bártolo , president of the College of Notaries of CABA.
Beyond the encouraging figures, notaries warn that the impact of the mortgage pause due to the tightening of requirements and the rise in rates will only be felt in the coming months. This is because transactions initiated with portfolios approved in recent months by various banking institutions are still being recorded.
In other words, the market is still reflecting the momentum of the credit line in place in the first half of the year, but uncertainty about the continued availability of these instruments could translate into a moderation in activity toward the end of the year.
"We always insist that stability is key to real estate transactions and that we must find the tools to consolidate every mortgage transaction generated in Argentina. As notaries, we always work to speed up processing times and generate a secure document," De Bártolo emphasized.
The August rebound confirms the latent demand in the Buenos Aires real estate market, especially among middle-class segments seeking their first home. The challenge going forward will be to maintain the fluidity of lending and ensure a framework of economic stability that prevents the recovery from stalling.
