I don't break laws here. My family neither. No high risk for me. I don't get deported from my own country. But @StatusNomadicus will get straight go back to USA card. Still can't see a local having issues. @Avocado can't get deported. From what the latest law reads Stratus can. This was my point from earlier that seems it is totally different a local doing something and a non-resident foreigner. Can't see any good outcome if ARCA really does a search.

Best case he gets shaken down for $$$$ worst case he gets deported. Neither option sounds good to me. From a few PM's with Avocado she is a doctor. Not sure how much risk she has, especially if she has a relative working for ARCA. This entire thing seems silly to me.

Is there a fine or any possibility of fraud charges, and if so more so on the buyer or the seller? @StatusNomadicus I believe your goal was to get citizenship, and do you know if this could in any way affect that? My understanding is Argentina is most things are about level of risk tolerance - such as the many of thousands of permatourists, tax evaders, etc. The seller sounded like he was stubborn, but if I was dead set on the house and worried about any potential consequences of too low declared price, I'd consider negotiating paying over agreed amount for peace of mind.

I just read this news from yesterday! It sounds like any foreigner breaking the law no matter how small can get deported. I have no clue if declaring a low amount on property sale is a big deal or not. If it is really that common like was posted then I guess he has nothing to worry about. The wildcard is the family member that works for afip.

I did NOT have @StatusNomadicus getting deported on my bingo card for 2025.

100% agreed. I disagree with most of what @Avocado writes. I think that Status has some of the best posts on this forum. I never agreed with the relentless name calling. I even posted just to leave poor Avocado alone. Locals struggle. I can feel what Avocado is going through because we have a lot of friends that are struggling. Not everyone are commie bastards that disagree with Milei.

I talked to a friend today that is an attorney and also has friends at ARCA. What Avocado is threatening is a real possibility. I think it is going too far.

Avocado I also respected that you just took it month after month. Maybe the economic situation has taken a toll. Let calmer heads prevail. @FuturoBA is correct you would be affecting many people. Once you start down that path it probably can't be undone.

Personally I think he should just take you at your word, apologize, stop doing it and make peace. People can disagree with one another without resorting to name calling. It would be a shame to lose such a valuable forum. I would think at a certain point @earlyretirement might just shut the site down.

I feel bad if he gets deported but unfortunately the laws are changing and ANY crime will get foreigner deported. My cousin at ARCA say declaring 40% huge problem. He tell me all people involved with transaction will have penalties and consequence. He say how it works is they will get first person to turn on others and admit to crime. First person will not have problem but all others. Maybe @StatusNomadicus better turn himself in to ARCA first and turn in other realtor and escribano and spare himself from getting deported. I dont know how all works.

This is what I talked about on a consultation with @BuySellBA a few weeks ago. They told me they have to many times walk away from many deals because the sellers want to declare fake lower prices. They told me they NEVER do that because it's too risky for their clients. They gave me a lot of examples. It sounds like all of this is risk management. Mike told me he never had a client that couldn't sell a property following their guidelines.

Mike told me that it was frustrating having to lose out on properties but can't take a risk.

It is virtually impossible to do everything in white in this country. It is not always the seller's fault either. And I am probably as guilty as anyone even though I have done a good job of following the laws here. When I bought my house here in a rural area like most properties it went through a broker. I paid a real estate commission which I thought was already too high. Then they wanted me to pay 21% iva tax on. They however told me I could avoid that if I didn't need a receipt. So I went along with it just like most do. Was that right? No.

When I got repair work done on my house. No one issued formal receipts. Legally it should be 21% iva tax on everything but few charged this and few pay income tax on it.

For good or bad, much of the economy is in black here because of high taxes. No one is sneaky clean in Argentina. @TonyTigre is correct about mud on their face. However, this is a country where the sitting President can opening try to con people with Libra and get away with it. I am not so sure a foreigner could pull off the same stunt.

ARCA could go out tomorrow and fine everyone. I have only been here a few years but I think most companies and people operate in the black some way. Best that I can tell it is almost impossible to do everything legally. Even if you wanted to. @FuturoBA you make a great point about level of risk tolerance. Some care and some don't care.

Just keep in mind ARCA doesn't care too much for locals. Look at the head of ARCA that Milei selected. He has his own brush with the law and hiding assets and properties in the USA. Milei said he does not care about people spending dollars. But it is another thing declaring fake prices. They did not say anything about that.

If I were a foreigner trying to apply for Citizenship I would not break any laws at all.

But @StatusNomadicus just apologize to Avocado for the constant name calling. You have been doing this for over a year when I was on the forum and it sounds like you still are.

It sounds like a quick apology with promise not to do it again will solve this mess. Trust me, you don't want ARCA on your bad side. We rented a property and had all kinds of problems with our unethical owner. He didn't fix many things he said he would fix. It got worse. He ignored our letters and Carta documentos including one where we would inform AFIP of all this properties that he rents and never addresses serious issues.

We did contact ARCA. It took 6 months but they did investigate him and as we understand it, he had huge penalties and interests as he wasn't declaring the income. They do investigate when someone prompts it and even worse if a family member works there.

Avocado think of the poor families of the realtor and lawyer. Many times they must do this and dealing with difficult seller. In the worst case scenario everyone loses their loses and someone gets deported. Not good.

I'm new to the board so don't know what this is about? Long time visitor to Argentina and want to make it home. I'm confused did someone admit to breaking the law? This seems like a great forum. I found another forum but I like the lay out of this one better. Forums will always have disputes but this sounds like it is going to extreme when talking about tax agencies.

Thank you for the info. Never used MercadoTrack. Not sure how accurate it would be but I will look at it. I don't really buy too much stuff. I bought all of this when my apartment was new but my splits are still going strong almost 14 years later. I get them cleaned every few months. I like this split system vs. central AC.

I hope electronics come down in pricing. Not for me but for the local consumers here. Things are still expensive here. Only change I recently changed was a TV as I wanted smart TVs vs. my old LCD TVs that did not connect to the internet. I paid about $900 dollars for a TV that my sister says costs $325 at Costco in California.

Agree about the candid posting. I don't always agree about the constant name calling. Why is that necessary? You come across poorly when you do that. Your posts are actually intellectual and have good facts. But when I see you just calling everyone a commie it detracts from your posts and message. I saw you called Betsy a Peronist which couldn't be further from the truth.

I agree it would be terrible to dox someone but how much is too much? Everyone probably has a limit and Avocado sounds like she reached it. I would take the high road @Avocado
