Developed in established areas, with first-class amenities and high construction standards, the new Blvd. reaches the iconic corner of Cabildo and Monroe, adapting to the neighborhood's character and adding value to one of the city's most iconic axes.

At the corner of Cabildo and Monroe, one of the most emblematic and busiest streets in the city , Cabildo Blvd has begun to take shape, the first development of the Boulevard brand in the City of Buenos Aires.

With a clear proposal, where amenities define the Blvd lifestyle experience , the project seeks to replicate and adapt the impact MMP Group generated with its three projects in Vicente López: Vicente López Blvd, Yrigoyen Blvd, and Libertador Blvd in the Northern Zone. Here's a brief history of the brand and its impact.

From the outset, MMP Group, with its Boulevard (BLVD) brand, set a specific goal: to develop projects with a high standard of design, quality, and living experience in areas where this difference can transform the way people live in each neighborhood . "Each development has to add value, improve the surroundings, and leave a positive mark on the area," summarizes Mario Pardo, the developer behind the brand.

This pattern is repeated in every development under the BLVD brand and is part of its formula: choosing areas with history, movement, and strong commercial activity , and adding what's missing to reach their full potential. Blvd doesn't replace what already works; it enhances it. It takes the best of each area and takes it a step further, incorporating a quality residential offering that elevates the experience of living there.

Cabildo and Monroe asked for something more. They asked for a Blvd.

“Cabildo and Monroe are a great location, with excellent connectivity, strong commercial activity, and constant movement. But the most striking thing is that until now, there hasn't been a residential offering in this area that lives up to its potential ,” explains Maximiliano D'Aria, Director of D'Aria Properties.

Cabildo Blvd is surrounded by everyday landmarks of Buenos Aires life , such as Barrancas de Belgrano, Belgrano R, and Chinatown, sub-areas with a strong sense of identity that make the Belgrano neighborhood unique. Added to this is its proximity to Parque Saavedra, an area undergoing rapid transformation and sustained growth that amplifies the project's strategic value.

In terms of connectivity , the area offers immediate access to the Congreso de Tucumán subway station and the Metrobus. Being on Cabildo Avenue, the shopping scene is endless. Fashion, technology, gastronomy, and all the services for daily life are just steps away from Cabildo Blvd. Also worth mentioning are the Multiplex and Showcase Belgrano movie theaters, the La Redonda parish church, all kinds of supermarkets, and renowned ice cream and chocolate shops such as Freddo, Persicco, Lucciano's, and Rapa Nui, all highly regarded by locals.

“It's a corner with everything: movement, connectivity, and a huge amount of potential,” summarizes Maximiliano D'Aria.

What does it mean to live in a Blvd development?

Specifically, Cabildo Blvd offers one-, two-, and three-bedroom units with functional design and high-quality finishes, in a location that speaks for itself. The project was designed by the prestigious AISENSON Studio, respecting the DNA of the Blvd brand in every design decision, especially in the way the amenities are presented.

From the pool, gym, and coworking spaces to the grills and terraces, each common area was designed as a true extension of the home . These spaces define the project and make a difference in everyday life with Blvd. style.

Beyond the building itself, the urban impact is very noticeable . The Blvd developments have already demonstrated how they can enhance the value of an area: they organize the surroundings, attract new businesses, and establish a new housing standard. “We saw this very clearly with Yrigoyen Blvd and Libertador Blvd, and we're already seeing that Cabildo Blvd is generating the same effect. A visible transformation for those who live, work, or pass by. It's probably the beginning of a new era for this area,” adds Maximiliano D'Aria.

Bringing Blvd to Belgrano involves the challenge of adapting the brand to the character of a neighborhood steeped in history, vibrant rhythm, and a distinct identity . “This isn't a project copied from what was done in Zona Norte. It's designed for Belgrano. It reflects its scale, its vibe, and its tradition. It's an evolution of the brand in a new context,” says Graciela Cao, Development Manager at D'Aria Properties.

For the team behind Cabildo Blvd, the goal is clear: for this building to mark a turning point in the area . We want to look back years from now and feel the change that MMP brought with the Blvd brand. We want this project to leave a clear mark. Because Cabildo Blvd is not the end of our history. It's part of a much larger transformation. Today we launch our first Boulevard in Buenos Aires, where we will continue to grow, and at the same time, we continue to expand in the North Zone, where we already have a track record of successful developments and new projects on the way. This is just the beginning,” concludes Maximiliano Pardo of MMP Group.
