In Caballito, the square meter is approaching US$4,000. According to Reporte Inmobiliario, there are currently 52 active developments in the area.

Caballito is a neighborhood in transformation and growth.





Caballito leads the ranking of the most sought-after neighborhoods to live in the City of Buenos Aires. Its strategic location, the quality of life it offers, and the ever-expanding real estate market consolidate it as the most popular neighborhood.



According to the latest Real Estate Report survey, conducted for the 21st consecutive year, the area between Río de Janeiro, Rivadavia Avenue, La Plata Avenue, Directorio, Curapaligüe, Donato Álvarez, Juan B. Justo, San Martín, Gaona, and Ángel Gallardo streets remains vibrant. There are 52 active developments in the area , with four already completed and the rest in various stages of construction.





Of those 52 developments, Reporte Inmobiliario identified that 32 are under construction —with varying degrees of progress—16 have not yet begun, and 20 are less than 10% complete, indicating they are in the initial stages. In contrast, six projects are over 90% complete and could be ready for delivery before the end of the year.



The total area under construction reaches 144,340 m², representing a 15.3% increase over last year. This is in addition to another 5,244 m² of completed buildings already built.





Prices are rising moderately, but still below the peak

The average price per square meter in this area stands at US$3,233, marking a year-over-year increase of 1.53%, reflecting a sustained recovery trend in prices since the post-2019 decline.



While still 10.52% below the all-time high recorded in 2019, the value has nearly tripled since 2005 , when a square meter cost just US$1,078.



Currently, units for sale range from US$2,781/m² to US$3,898/m², depending on the location and characteristics of the project. Properties on Pedro Goyena Avenue, for example, reach average prices of US$3,493/m², which represents 8.04% more than in other areas of the neighborhood.





A neighborhood in constant transformation

The sustained number of developments in Caballito positions it as one of the most concentrated areas of development in the entire city. Despite the overall economic climate, real estate investment continues to be strong in this area, driven by active demand and the perception of Caballito as a neighborhood with high urban quality, good access, educational opportunities, green spaces, and a strong neighborhood identity.



Various studies, such as those conducted by the University of San Andrés (UDESA) and the Mercado Libre Real Estate portal, agree that Caballito leads the volume of online searches by potential buyers and tenants. Part of its appeal is due to the fact that it is considered the ideal neighborhood by many residents of the western corridor of Greater Buenos Aires, who aspire to move to a central neighborhood with good connectivity, but without sacrificing a residential lifestyle.



The combination of established infrastructure, new developments, active and constant demand, and prices still below historical records make Caballito one of the areas with the greatest real estate potential in the city.
