The year-on-year drop in the average value was 6.06%. Last month the values rose for studios, 1 and 2 bedroom typologies. three-bedroom units fell 1.9%.Last August Real Estate Report integrated into its database the information of a total of 29,131 reliable data on used apartments offered for sale in the city of Buenos Aires with between 1 and 4 rooms.Compared to the previous month, the average publication value per m2 suffered a single reduction, it was in the case of 3-bedroom units, where the price per m2 fell by 1.91%. In the rest of the typologies, the monthly average suffered slight increases compared to July. Thus, the average m2 of a studio apartment was quoted 0.55% above the previous month, while two- and three-bedroom units experienced increases of 2.01% and 0.65% respectively.The smallest units are those with the highest value per unit of measurement (U$S/m2), with this price reducing as the number of rooms increases. Thus, the m2 of the one-room units exceeded, after nine months below, US$2,000/m2, while those with one, two and 3 bedrooms were respectively at US$1,828, US$1,706 and US$1,596 per m2.The interannual percentage decrease between August 2023 and the same month last year reached 8.13% in the case of two-bedroom units, followed by that experienced by the four rooms, which was 6.94%. The slightest fall compared to the same month last year occurred in studio apartments, with their average price decreasing by 3.46%, while the decrease in both rooms reached 5.72%.In the city of Buenos Aires, the average offer value of a used studio apartment was US$64,975 last August. At the upper end, in terms of housing prices and amenities, a four-bedroom averaged US$139,475; while US$75,000 and US$106,750 were the average prices for one- and two-bedroom apartments.The average, minimum and maximum value, both of a unit and of the m2, can be seen in the tables below along with the number of cases registered as reliable, in terms of the consistency of their information, for statistical purposes.
