The corridor connecting Libertador, Bullrich, and Las Cañitas is consolidating its position as the epicenter of high-end real estate development in Buenos Aires.

The triangle formed by Avenida del Libertador, Bullrich and Las Cañitas is an area where the new luxury of Buenos Aires is concentrated today.Gentleness





For years, Buenos Aires' luxury sector expanded northward , following the Libertador axis from Recoleta to Núñez. But something is changing on Buenos Aires' premium map . The new hub isn't growing, it's concentrating . Its epicenter is opposite the Argentine Polo Field, in the perfect triangle formed by Avenida del Libertador, Bullrich, and Las Cañitas —an area many are now calling "Palermo Pacífico" due to its proximity to the Pacific Bridge.





The turning point was Eduardo Costantini's move , when the founder of Consultatio and creator of Malba, once again set the pace of the real estate market. First, he secured one of the available lots in Las Cañitas at an auction held by the State Property Administration Agency (AABE): a 3,471.70 m² lot on Soldado de la Independencia Street, 600, for which he paid US$21.2 million . And, just a few months later, at the beginning of October, he doubled down: for US$45 million , he acquired the 4.4-hectare property located across from the Polo Field, where the Portal Palermo currently operates .





“It was a very close competition, but we are very happy because we will be able to fulfill the dream of developing a district that blends design, art, and architecture,” Costantini told LA NACIÓN after the auction. The project, with an expected investment of more than US$350 million , will transform the urban landscape with buildings, shops, parks, and sculptures. The inspiration, without wishing to compare it, is Miami's Design District, a model that fuses art, luxury, and public space. Construction is expected to begin in 2026—as Cencosud must deliver the land within a maximum of 10 months of the award —and extend until 2030.



Consultatio's arrival confirms a trend that luxury developers have been closely following: "The Polo's surroundings offer a unique combination: neighborhood identity and proximity to green areas ," experts agree.

“Over the past few years, the Bullrich–Libertador–Las Cañitas axis has undergone a profound transformation , consolidating itself as one of the most dynamic and sophisticated sectors in Buenos Aires,” says María Gabriela Besuzzo, Projects and Development Manager at Interwin, adding: “What a decade ago was an area with a strong gastronomic and mid-to-high-end residential presence is now positioned as a new corridor for premium projects, with developments that combine design, world-class amenities, and exceptional views of the Campo Argentino de Polo and the surrounding parks.”





Alex Sakkal, co-founder of Grupo Nómada , agrees : "Pacifico's potential for growth is enormous; the area is undergoing a structural transformation. We're looking at one of the last central areas of the city with the potential for profound redevelopment."





The developer adds that he believes this hub will consolidate itself as the new epicenter of contemporary luxury in Buenos Aires over the next five years . "It's not about traditional luxury, but rather a new way of living: spacious spaces, signature design, well-being, connectivity, good food, and shared experiences," he maintains.





International design and signature brand​

The area's skyline is already beginning to change. This revaluation is driven not only by the scale of the projects, but also by the architectural quality and international design brands that are arriving .





One of the projects that will transform the area is L'Avenue Libertador , the first building in Buenos Aires designed by British studio Zaha Hadid Architects (ZHA). Located at Libertador and Bullrich Streets, across from the Rosedal, this 44,110 m² curved glass tower , designed by the Pritzker Prize winner, elevates the construction quality of the entire avenue. For years, this site was promoted as "the best located in Buenos Aires ." The project, developed by Portland , consists of 96 three- and four-bedroom apartments spread over 36 floors .

It overlooks the Polo Field



Another clear example is Decó Polo , on the block bordered by Clay, Báez and Dorrego streets. The project, consisting of two 30-story towers, bears the Armani/Casa seal on its more than 6,500 m² of amenities , with units ranging from 160 to 280 m², semi-floors of 400 m², and penthouses of up to 890 m². “ We seek to revitalize the Las Cañitas area with a new green park, in addition to cutting-edge architecture that combines location, views, and exclusivity with European design,” highlights Ioram Amsel, partner at ABV Arquitectos.

It has apartments that reach up to 890 m²





A few meters away is Verdant Polo , located at Arévalo 2955. It is a proposal of only 26 units ranging from two to five rooms: on the ground floor there will be 4-bedroom house-style homes starting at 300 m² and on the first to third floors, there will be 1, 2 and 3-bedroom apartments , and on the top floor there will be 4-bedroom penthouses , starting at 368 m². It is a four-story building on a triple-front lot, with average values per m² around US $ 4,500.





"The arrival of projects like Decó Polo, Verdant Polo, and the development of the property acquired by Consultatio represent a turning point . These developments will not only strengthen the integration between Las Cañitas and Palermo Nuevo, but also project a significant increase in the value of both neighborhoods ," adds the head of Ocampo Properties, which markets the projects.

A few meters from the Polo Field, the average values per square meter are around US$4,500.





In the heart of Las Cañitas, on Matienzo between Soldado de la Independencia and Arce streets, a building is being developed, also marketed by Ocampo Properties. Prices at Maior Polo start at US$119,600 for one-bedroom units.



Along the same lines is Nómada Palermo , a US$75 million development located at Santa Fe and Bullrich, which combines residences, a hotel, offices, and a gastronomic center . "This is one of the best-connected blocks in the city and an area with growth potential," analyzed Alex Sakkal, director of Grupo Nómada.



The 14-story development will also change the face of the public space: the sidewalks will be widened by up to 100%, increasing from 6 to 12 meters, the underpass will be renovated, and the street furniture will be renovated, thus consolidating the transformation process the neighborhood has been undergoing.

With prices starting at US$3,800 per square meter and reaching US$5,000 per square meter , "Today, Nómada Palermo's value is 20% to 30% lower than Puerto Madero or Palermo Chico, but with much greater growth potential," says Sakkal.



The group purchased the first plot at a 2019 auction held by the State Property Administration Agency (AABE) , paying just over US$6 million . The developers then began negotiations that took nearly two years to acquire three other neighboring lots.

Just a few meters from the land acquired by the creator of Malba is B Residence Palermo , a 17-story tower located at 2900 Godoy Cruz. Units range from 50 to 145 m² , with prices ranging from US$3,400/m² to US$5,000/m² , and with final prices starting at US$258,400 . “Unlike other established neighborhoods, there is potential for future capitalization here thanks to the urban dynamism and the projects under development,” says the manager of Interwin, which is marketing the project.





The revaluation with the Polo Field as its central axis​

The Argentine Polo Field , inaugurated in 1928, serves as a symbolic anchor that transcends its sporting value. Its international tournaments and social history provide a distinctive element that permeates the entire area.





This combination of historical prestige and contemporary renovation is the driving force redefining the neighborhood today . Values per square meter already exceed US$4,000 in premium projects , and, according to brokers in the sector, the expectation of appreciation remains strong. “This enclave offers a residential experience that balances nature, urban living, and exclusivity, something very difficult to replicate in other parts of the city,” shares Bezzuso. “ The 'Buenos Aires Polo' brand is beginning to gain traction in the international market ,” adds the broker, stating that she sees the area as attractive to local and international investors, especially from neighboring countries and Europe.





With Costantini at the helm, signature architecture as its flagship, and the arrival of global design brands , the Polo's surroundings not only consolidate its status on the Buenos Aires real estate map. They also offer a broader interpretation of where urban luxury is headed .



“Costantini's purchase confirms what we've been saying: that Palermo, and particularly the Santa Fe and Bullrich ecosystem, is undergoing a major transformation, consolidating itself as a key hub for the city,” Sakkal summarizes.





Thus, luxury in Buenos Aires stopped expanding and retreated to areas with a strong urban identity: the Bullrich–Libertador–Las Cañitas corridor. In this balance, the Polo area emerges as the new stage where the future of premium real estate is being played out . "A meeting point between tradition and modernity, where Buenos Aires is once again looking at itself with international ambition," Besuzzo concludes.

Very prestigious area near the park. Libertador is nice but a lot of traffic on that street. My friend lives on that street and very noisy but at least his bedrooms are on the other side so not bad to sleep. Beautiful view.
