Puerto Madero is the epicenter of ultra-luxury in Argentina. With the highest real estate values in the city of Buenos Aires , the neighborhood is characterized by its proximity to the river, its modern buildings, its meticulous urban design, and a wide range of high-end services.
It is an area that never rests and is constantly developing : it concentrates towers that compete to be the tallest and most exclusive in the country , high-end restaurants and luxury hotel chains.

Property prices in Puerto Madero
In numbers, Puerto Madero is the most expensive neighborhood in the city : new apartments—those that are brand new, under construction, or in pre-sale—are already reaching US$7,272/m² , according to the latest report from Reporte Inmobiliario. This value exceeds by 150% the average price per square meter for this type of unit in the City of Buenos Aires, which stands at US$2,924 , according to the Zonaprop Index.In turn, comparing the price reached at the end of 2025 (US$7,272/m²) with that of 12 months earlier, when it stood at US$6,691/m², reveals an 8.68% increase. “This marks the third consecutive year of increases, following five years in which values had shown declines,” explains Germán Gómez Picasso, director of Reporte Inmobiliario, adding that the current value is the highest in the entire series, surpassing the previous peak reached 12 months ago. In 2017, the other peak was an average of US$6,670/m².
While US$7272/m² is the average , there are options for US$6347/m² and the highest in the Harbour Tower development at over US$8250/m² , according to Real Estate Report.
The difference is also significant when compared to other neighborhoods with premium projects underway or recently completed: the price in this luxury neighborhood is 41% higher than in other highly sought-after areas of the city . Prices for new or under-construction apartments in these areas are:

- Olivos: US$4531/m²
- Cañitas (Printing): US$4350/m²
- Recoleta (North Neighborhood): US$4182/m²
- Palermo Hollywood: US$3773/m²
In this scenario, the neighborhood leads the ranking of the most expensive in the city , with values almost double those of the next most expensive neighborhoods: Palermo, at US$3,917/m², and Núñez, at US$3,663/m². At the opposite end of the spectrum is Lugano, which has established itself as the most affordable with an average price of US$1,911/m², almost 74% less than Puerto Madero, according to the Zonaprop report.

Brand new or used?
Puerto Madero is a highly sought-after neighborhood for developers; however, land availability is limited. “The scarce land supply and its strict zoning mean that its development is extremely controlled and the construction of new projects is limited,” explains Germán Gómez Picasso, director of Reporte Inmobiliario, who acknowledges that Dock 1, the closest to the south of the city, has seen the most revitalization in recent years . “It is the area where the highest concentration of high-rise buildings is located ,” he states.The new projects
Regarding supply, eight projects were identified in development during 2025, two more than the previous year. However, the area under construction reflects the scarcity of land: 174,578 m², a figure significantly lower than in the previous decade, when it exceeded 600,000 m² annually , and even reached over one million m², according to Gómez Picasso.The first survey was conducted in 2005, when the value per square meter of new units was around US$2,647 . And 20 years later, Puerto Madero accumulated a value increase of over 170%, with only 29% of the surface area used in comparison.
How much do used apartments cost?
Given the limited number of new projects, existing properties are gaining prominence . Studio apartments registered an average price of US$6,155/m², US$469 more than the previous year. Meanwhile, one-bedroom units showed a more moderate year-on-year increase of US$154, rising from US$5,676/m² to US$5,830/m², according to data from Reporte Inmobiliario.Comparing these values with those of units under construction reveals a difference of US$1117/m². “ The average value of brand-new units is in a very competitive range compared to used ones, also considering the greater ease of payment in installments during the construction process,” explains Gómez Picasso.

To put these prices into perspective, the most expensive property currently listed on Zonaprop is located in the Alvear Tower building and is priced at US$9,500,000 . It is a 444 m² apartment with five bedrooms, including a living-dining room with river views, a large balcony, four en-suite bedrooms—one with a double walk-in closet—six bathrooms, a TV room, a playroom , a separate kitchen, a laundry room, two staff quarters, and four parking spaces. The listing also details the monthly maintenance fees, which are around $4,000,000 .

Puerto Madero not only leads in apartment sales prices, but also has the most expensive parking spaces in the city , with average values close to US$60,000 for each individual space.
