Units with panoramic views have become one of the rarest and most sought-after properties in Buenos Aires' premium market. In recent years, buyers have begun to prioritize natural light, open views, and a connection to the landscape as key attributes when making a purchase decision .



In this context, units with expansive views, and especially 360° panoramic views , have become the "top of the line" in any building. Their scarcity, their impact on daily life, and their ability to retain value mean they command significantly higher prices compared to standard units within the same project .



For Graciela Cao, Development Manager at D'Aria Propiedades, the view is "the most valued attribute after location." She explains that the possibility of having an unobstructed horizon in several directions "is extremely valuable," and it is precisely this level of visual openness that makes these units aspirational. She also maintains that they always occupy the highest price bracket in the development because they offer something irreplaceable in conventional housing types: true spaciousness combined with natural light and a sense of freedom that is felt from the very first moment.





The impact of open views on prices​

The economic difference is significant . Cao points out that buyers pay between 10% and 20% more for a good open view , although he admits that in exceptional cases the gap exceeds 30% . He cites the Selene building, by the Chomer Group, as an example: there, a floor with a side view starts at US$3,600, while a high-floor unit with a direct view of the river climbs to US$5,300. “That difference is explained by the combination of height, orientation, and unobstructed horizon ,” he explains.

The trend is even more evident in the premium segment. Gabriela Goldszer, director of Ocampo Propiedades, asserts that luxury buyers “are not willing to compromise on views” and that this price difference has become more pronounced in the last five years. She also notes that the impact is amplified in the final price because these types of properties are typically associated with larger living spaces , floor-to-ceiling windows, or private terraces.



Height and orientation are other factors to consider. Cao notes that prices start to rise from the eighth or tenth floor upwards, and that the highest range is reached between the 15th and 25th floors. Goldszer adds that north and northeast orientations are the most sought after due to their quality of light.

A feature that is increasingly in demand​

The demand for open views is not only holding steady, it's intensifying . Experts agree that, after the pandemic, buyers have placed a greater value on natural light , fresh air, and visual connection to the outdoors. Goldszer maintains that "open views are directly associated with well-being and mental health."



From Narvaez Real Estate Developments, Alan Flexer, branch manager of San Isidro, and Mariano Mackes, branch manager of Tigre, emphasize that a unit with 360° views offers "a completely different spatial experience." For the firm, the visual openness not only improves quality of life but also provides a unique identity that transcends architecture .



These types of properties, however, require a specific type of buyer. Cao points out that many developments prioritize marketing standard units first and leave penthouses or apartments with completely unobstructed views for later stages, “because they require a different kind of buyer.” Even so, he emphasizes that these are often properties that maintain and even increase their value over time.

The northern corridor, both in the City of Buenos Aires and Greater Buenos Aires , remains the epicenter of this phenomenon. Areas such as Vicente López, Martínez, San Isidro, and Núñez concentrate the greatest demand for high-rise units with river views, where unobstructed vistas are becoming an increasingly scarce commodity.



According to Cao, a water view can add up to 20% to a unit's value , especially when the height guarantees a completely unobstructed view. Furthermore, in neighborhoods like Puerto Madero, Palermo, and Belgrano , prices remain high when units face parks, green spaces, or the river itself.



In neighborhoods like Villa Urquiza, Caballito, and Almagro, the difference persists, although with less impact due to the limited availability of long views. However, even in these areas, a clear view remains a desirable attribute.

The preference for these types of apartments also has an impact on resale value. Gabriela Goldszer maintains that "an open view is a resource that becomes scarcer over time," which reinforces its importance in a unit's appreciation. Narvaez agrees that these apartments not only hold their value better, but also tend to appreciate faster than those with standard views.





The benefit of the views​

For the buyer, the benefit combines well-being and asset protection . An open view enhances the everyday experience and offers a sense of spaciousness impossible to replicate in interior units. Furthermore, it is a permanent feature that acts as a store of value even during adverse economic cycles.

For the developer, however, the challenge is technical and urban planning-related . Cao explains that achieving 360° views requires lots that allow for height, specific permits, and a design that guarantees sustainable views over time. “In the northern corridor, that is increasingly complex, and that difficulty is part of what sustains the value ,” he points out. Narváez, for its part, maintains that towers capable of offering true perimeter views are scarce and difficult to replicate, which increases their appeal.



In a market where location was once the ultimate attribute, the view has gained prominence as a new differentiating factor . For a growing segment of the public, living surrounded by light and the horizon has become a standard of quality of life. And in the real estate economy, where scarcity determines value, units with 360° views are now among the most sought-after and most expensive property types in Buenos Aires .
