The future F subway line promises to rewrite part of the Buenos Aires map . Not only because it will be the first completely new line since the inauguration of line H , but also because it will cross areas that have been waiting for decades for a substantial improvement in their connectivity



The project is progressing on paper: the bidding process is scheduled for this year , construction is set to begin in 2026, and the opening is planned for 2031. Meanwhile, the real estate market is already looking at it with renewed interest .



The plan includes 12 stations and a 9.8-kilometer corridor connecting Barracas and Palermo , with links to lines A, B, C, D, and H. At Constitución station, it will also connect to the Roca Railway. The total budget is US$1.85 billion , of which US$1.05 billion is allocated to the first phase , which will include the Brandsen, Constitución, Cochabamba, Chile, Congreso, and Tucumán stations. It is estimated to benefit approximately 300,000 passengers daily.







The neighborhoods that the new subway line F will pass through​

Among the neighborhoods involved, Barracas is experiencing the greatest anticipation . The southern terminus will be located there, between Brandsen and Suárez streets, an area just a few blocks from the border between the City of Buenos Aires and the Province of Buenos Aires. Residents and developers are following every announcement with close attention: it's an area with a strong identity , a good selection of housing, and more affordable prices than other southern neighborhoods, but historically neglected due to the lack of a subway line. The arrival of a complete line, with direct connections to the city center and the north, promises to change that.

Constitución also emerges as a key point . Beyond its role as a railway hub, the new station could help organize an area that combines heavy traffic, services, shops, and an urban renewal process that is progressing at an uneven pace. San Cristóbal, Monserrat, and San Nicolás —all crossed by the first part of the line—could benefit from greater accessibility, boosting commercial activity and revitalizing areas that have lost momentum in recent years.





The second phase will extend the line to Santa Fe Avenue, Recoleta, Rivadavia Hospital, Las Heras Park, and Plaza Italia . In these neighborhoods, the impact will be different: a "revolution" in property prices is not expected, but rather a concrete improvement in internal connectivity within areas of high residential and business density. In Palermo , for example, the new line will add an alternative for short trips within the neighborhood itself, currently dominated by buses and long walks.





Therefore, this route will pass through a total of seven Buenos Aires neighborhoods:

  • Constitucion (US$1926/m²)
  • San Cristóbal (US$1867/m²)
  • Monserrat (US$2181/m²)
  • San Nicolás (US$1851/m²)
  • Recoleta (US$2749/m²)
  • Palermo (US$3398/m²)
