Property prices in the northern part of Greater Buenos Aires increased by 0.4%, and have already exceeded 6% in the last 12 months, while in the western-southern area they remained stable.

Property values in the northern suburbs of Greater Buenos Aires continued their upward trend , rising 0.4% month-on-month, according to the latest Zonaprop report covering October. In contrast, prices in the western and southern suburbs remained unchanged from the previous month.



Thus, sales prices in the northern zone rose 6.2% in the last 12 months, below the inflation rate measured in dollars , which was 7.1% . This measurement, which uses data from INDEC, the Argentine Chamber of Construction, and the BCRA, is calculated using the MEP dollar exchange rate, taking into account inflation and the CAC (Construction Cost Index) for the last month, projected according to inflation expectations from the REM (Market Expectations Survey).



While some areas of Greater Buenos Aires remain relatively stable, the northern part of the metropolitan area continues to show signs of dynamism in the real estate market . Currently, the price per square meter in this corridor stands at US$2,359 , representing a cumulative increase of 5.7% so far in 2025 .



As for specific units, an average two-room apartment (50 m²) in this sector costs on average US$116,040 , while a three-room apartment (70 m²) costs US$176,181 .



If we analyze the year-on-year evolution —from September 2024 to September 2025— 85% of the neighborhoods in the area registered increases in publication prices .



Unlike other areas of Greater Buenos Aires , where prices remain more stable or are even declining, in the north the average price has risen by 9.4% year-on-year . Apartments under construction , in particular, are driving this growth .





Which are the most expensive and cheapest neighborhoods in the northern area to buy a property?​

In the northern part of Greater Buenos Aires, La Lucila continues to top the ranking of neighborhoods with the highest sale prices, with an average value of US$3,707 per square meter . It is followed by Vicente López ( US$3,570/m² ) and Olivos ( US$3,136/m² ), completing the top three most expensive neighborhoods. Other neighborhoods that also register high values, although below the top three, are:



  • Villa Martelli: US$2346/m²
  • Munro: US$2124/m²
  • Engineer Maschwitz: US$1832/m²


In contrast, Barrio Infico (San Fernando) stands out as the most affordable option for buying property, with an average price of US$905/m² . José C. Paz Centro ( US$1,038/m² ) and Billinghurst, in the General San Martín district ( US$1,080/m² ), are also among the most economical .





What are the prices like in the neighborhoods of the west-south zone?​

The price per square meter in Greater Buenos Aires west-south remained unchanged in October compared to September. The average price was US$1,637/m² , representing a cumulative increase of 1.9% so far in 2025. Year-on-year, the increase was 2% .



Regarding specific units, an average one-bedroom apartment has an average price of US$82,438 , while a two-bedroom unit reaches US$117,764 . As in the northern zone, apartments under construction registered the largest increases so far this year.

Tristán Suárez is the most expensive neighborhood in the western and southern zones, with an average price of USD 2,905 per square meter. Don Orione is the most affordable.





Regarding the average value of the neighborhoods, Tristán Suárez tops the ranking of the most expensive areas, with an average of US$2,905/m² , followed by Villa Udaondo (US$2,617/m²) and Don Bosco (US$2,565/m²) . The following neighborhoods follow:



  • San Antonio de Padua : US$1639/m²
  • El Palomar : US$1516/m²
  • Tapiales : US$1383/m²


At the opposite end of the spectrum, Don Orione stands out as the most affordable neighborhood in the region, with an average price of US$606/m² . Villa de los Trabajadores (US$714/m²) and Longchamps (US$772/m²) are also among the most economical .
