The facade is the letter of introduction of a house, it can be thought of from the beginning of the project or remodeled with an already built house. Gentleness

When it comes to home facades, the trend leans toward simplicity and connection with the environment . According to architect Justina Leone, one of the founders and directors of Estudio Leone Loray, Asian influence has been here to stay for years. More specifically, the guidelines come from Japan , where organic design coexists with minimalism, and a balance between simplicity and sophistication is sought.

In that sense, for Ezequiel Gil and Alexis Plaghos, architects and co-founders of Pacífica Arquitectura, today's facades display a more sensorial, honest, and timeless architecture. "We see a strong trend toward houses that engage with the landscape , which don't seek to make a grand impact, but rather to convey calm, belonging, and coherence with their surroundings ," they emphasize. Along these lines, the trend is toward simple forms and clean lines, with a predominance of balance . "There is a very clear inspiration in natural elements like trees, sand, or the wind. It's not literal, but it translates into design decisions that prioritize harmony and integration," they indicate.

Architecture seeks to merge with the nature of its surroundingsGentleness

While if what you're looking for is to create impact , Romina Roelofs, founder of 360studio, assures that pure, large-scale volumes work by creating a memorable visual experience . In these cases, an imposing and striking main facade is required, but without completely revealing what's happening inside. Privacy and the relationship with the exterior are also taken into account. The use of greenery is essential because it brings life and energy to any space and allows nature to be harmoniously integrated with the architecture .

Roelofs emphasizes that an increasingly important aspect is lighting , which enhances the architecture and materials and creates warm and welcoming atmospheres at night. It can be used to highlight volumes, textures, and details that can make the property a visual landmark in the neighborhood.

Textures and colors

In these areas, inspiration from nature gains ground. Leone assures that textures and coverings are in high demand. In this regard, he points out that natural stones are the most popular due to their infinite variety of colors and formats, eternal durability, and their respect for the natural and organic. Neutral colors and warm tones predominate, combined with cooler ones that provide elegance.

For their part, the founders of Pacífica Arquitectura maintain that materiality is becoming increasingly important. "Today, we value that which ages with dignity, that which is felt to the touch, and that expresses nobility," they admit. And they highlight the use of exposed concrete , for its expressive power and brutalist yet sober texture; natural woods , which provide warmth, contrast, and a connection to craftsmanship; and stone cladding, in stone or cement slabs , which anchor the house to the ground. Microcements and continuous finishes, which add neutrality and plasticity, are also used. Details such as rusted or black sheet metal are added, providing a contemporary and industrial feel without losing elegance.

Regarding tones, they emphasize neutral, desaturated, and natural hues, as the architecture seeks to blend into its surroundings rather than compete with them. Earth tones, warm grays, bone, opaque, and even matte blacks abound . “These palettes are not only aesthetically pleasing, but also allow the architecture to breathe with the landscape. A house well thought out in its context doesn't need to raise its voice. Sometimes, just whispering in the right tone is enough,” they emphasize.

For his part, Roelofs emphasizes that the most popular materials not only enhance the facade but also contribute to the efficiency and longevity of the building. Among his favorites are WPC, or rebar-wound thermoplastic composite, a cladding that offers a warm, natural tone, similar to wood, but with exceptional durability and virtually zero maintenance. Or exposed concrete, which provides a sense of solidity and timelessness and blends with different architectural styles.

According to Bruno Sposaro, sales executive and head of Muchtek's Interior and Exterior Design line, PVC prevails in cladding due to its versatility, strength, efficiency, durability, and minimal maintenance. He clarifies that it is the most recycled material in the industry, with great technical qualities and capable of being reused while preserving 100% of its characteristics. The most commonly used are Wall Panels, cladding, and tubular cladding. "PVC cladding is consolidating as an intelligent solution in tune with the new demands of contemporary design. It must be taken into account that the façade of a project is no longer just the visible face; it also speaks to the whole: design, technology, and commitment to the environment are essential today, and this is where materials like PVC stand out due to their characteristics," Sposaro points out.

The trend in openings

In the case of doors and windows , the entrance to a home should convey solidity and sobriety, without being ostentatious. Gil and Plaghos recommend the use of fine woods, pivoting systems, and hidden hardware. Meanwhile, the style of windows is increasingly refined. Minimal frames, black or dark anodized woodwork, and large panels that prioritize the view are sought. Furthermore, technology must not be forgotten, as it plays a key role given today's demands for thermal comfort, airtightness, and efficiency and service from the design. "The idea is for the window to visually disappear, allowing the landscape to take center stage, " they explain.

Roelofs agrees with this perspective, stating that door and window materials must combine aesthetics and high performance. Thermally broken aluminum (TBA) and PVC are among the most popular. “These materials offer a modern, clean design and, together with the rest of the insulation, help maintain an optimal thermal balance between the interior and exterior throughout the year. The large windows, which can extend from ceiling to floor, are particularly noteworthy, allowing the outside world to enter,” he says.

How much does it cost to renovate the facade?

Regarding the cost of renovating a home's facade, keep in mind that if you use modern exterior cladding such as cement board, stone, or textured siding, the approximate cost is between US$60/m² and US$150/m², depending on the material and complexity. For quality exterior paint, including surface preparation, pressure washing, and a reputable brand of elastomeric paint, the cost is approximately US$10/m² to US$20/m².

When choosing a new main door, whether it's a solid wood, veneer, or pivot door, the cost starts from US$2,000 to US$4,500, depending on the system and finish. On the other hand, replacing complete windows with double-hung windows and high-performance aluminum frames costs around US$400/m² to US$700/m² of installed carpentry.

In short, a complete facade renovation for an average home with a built-up area of 200 m² can cost between US$20,000 and US$40,000, depending on the scale, materials, and type of work.
