A recurring question among those who live in apartments or gated communities with similar characteristics is how much they pay in expenses.

Like every month, building owners and tenants , or residents of gated communities, are wondering how much money they'll have to allocate to paying expenses. This includes the costs of maintenance, operating the building or gated community, and common services such as security, gardening, and cleaning shared spaces.



According to the latest survey by the Octopus Proptech platform, expenses in the country averaged $200,403 in May. The report uses more than 125,000 households registered on the platform as a study sample . This represents a 2.63% monthly increase and a 79.54% year-over-year increase (May 2024 compared to May 2025).



To compile these figures, the platform averages all of the consortium's expenses: salaries, utility bills, purchases, utilities, security, cleaning, maintenance, professional fees, and other costs.

The analysis is useful for understanding the details of monthly expenses and determining where the amounts paid are allocated. It's worth noting that the platform uses data from properties located primarily in the City of Buenos Aires, the northern part of Greater Buenos Aires, and a small percentage in the country's interior.



Now, if we analyze the figures from Consorcio Abierto, a platform that collects data from 12,000 consortia using the site, the average expense in CABA in May was $258,218, a 3.3% increase compared to the average expense in April, which was $249,998. In this case, they distinguish the figures for CABA from those in the Province of Buenos Aires, placing the figure for the latter area at an average of $120,568 in May.



This platform also includes expense values for other provinces such as Córdoba (with an average of $116,198 in May), Santa Fe (around $108,073 in the same month), and Entre Ríos (with an average of $55,829 in May).





What is expected for the coming months?

In the first months of 2024 , the adjustment in expenses was significant, with a 90.64% increase between January and May of that year, according to Octopus. This coincides with the high inflation rate seen in those first months of the year, given that the CPI stood at 20.6% in January, 13.2% in February, 11% in March, 8.8% in April, and dropped to 4.2% in May. It's worth remembering that, by December 2023, it had climbed to 25.5%.



In contrast, during the same period in 2025 (January-May), the cumulative adjustment was 10.24%, or 80.4% less. “The contrast is very stark: last year, at this point, expenses had already been adjusted by more than 90%, while this year the cumulative adjustment is just over 10% . This marks a clear, though not definitive, slowdown. The context continues to change, and there are sectors, such as public services, that could once again exert upward pressure,” explains Nicolás Baccigalupo, CEO & Founder of Octopus.



Albano Laiuppa, director of ConsorcioAbierto, adds a concern: “Today, buildings are struggling between routine maintenance and the need to raise funds to address certain specific tasks that can't wait, in a context where paying expenses represents a burden on the family budget.”



It's worth noting that, given that winter has already begun, gas consumption is likely to begin to be felt more heavily during these months, although this varies depending on the area and the type of heating system. "It's an expense that can represent a significant portion of bills, especially in communities with central heating or hot water boilers," Baccigalupo adds.

How are the expense prices?

Analyzing the items comprising expenses, it's clear that in May—the latest figures collected—service charges accounted for the largest percentage of expenses, at 17.01%. This was followed by maintenance of common areas, which represented 16.5% of the total cost.



According to Consorcio Abierto, staff and salaries represent 34% of total expenses in Buenos Aires, although in buildings with more than 200 functional units, this figure drops to 15%. Operating and maintenance expenses represent 28%; they explain that this figure starts at 25% in small buildings and increases to 53% in large buildings, driven by services such as cleaning, security, and maintenance.
