In Córdoba, you can buy a property for half the price of CABA, while Rosario is one of the most economical cities to rent.

Across Argentina , property sales and rental prices vary significantly. According to a Zonaprop report from March of this year, the city of Córdoba is 44% cheaper to buy . In Córdoba, the average apartment price is US$1,329/m², so a two-bedroom apartment of approximately 50 m² is worth approximately US$70,000. At the other extreme, a similarly sized apartment in Buenos Aires costs US$126,000, while the value per m² rises to US$2,396. If you consider a larger three-bedroom apartment of approximately 70 m², the difference remains the same. In Córdoba, a one-bedroom apartment of 70 m² costs US$96,000, while in Buenos Aires, it rises to US$174,000.

Another city where square meters are cheaper than in Buenos Aires is Rosario , where prices reach US$1,648/square meter, so a one-bedroom apartment costs US$83,000 and a two-bedroom apartment US$125,000. In Mar del Plata , when purchasing an apartment, the square meter averages US$1,847, while a studio unit costs US$98,000 and a one-bedroom apartment US$133,000.



The reason for the difference in prices is determined by various factors, such as the price the owner is seeking for their property, the value of the land where the property is located, and, most importantly, the subjective preferences of consumers . This last variable is what increases or decreases demand and will most significantly influence prices. For example, after the pandemic, certain properties on the outskirts of large cities with large, green spaces appreciated significantly. In this case, the high demand was due to people's growing interest in living in places where they could be in contact with nature.

The cheapest rentals​

When it comes to rental prices, Rosario ranks as one of the cities with the cheapest rent . According to data from the Zonaprop survey, the average rental price for a two-bedroom apartment of approximately 50 m² there is $375,052 per month, well below what is required to rent a similar apartment in Buenos Aires, where this price rises to $604,905. Meanwhile, in the capital of Córdoba, the average rental price for a studio apartment is $445,796 per month, and in Mar del Plata, it reaches approximately $582,132 per month.

In terms of profitability , that is, the profit the owner obtains from investing in a property, the city of Córdoba tops the list with a rent-to-price ratio of 7.53% per year . Currently, it takes 13.3 years of rent to repay the purchase investment, 22% less than a year ago. San Vicente and Providencia are the best neighborhoods for investors seeking rental income. Meanwhile, in Buenos Aires, the rate drops to 5.26% gross per year , and 19.0 years of rent are required to recover the investment, 11.2% less than what was required a year ago. The report identifies Villa Lugano and Nueva Pompeya as the best neighborhoods for investors seeking profitability.



In Rosario, the figure drops slightly to 5.07% gross annual interest , and it takes 19.7 years of rent to repay the purchase investment, 26% less than a year ago. In this city, the survey places General José de San Martín as the best neighborhood for this type of investor.
