The most searched typology on property listing portals continues to be the PH
In a real estate market still seeking its balance after the sharp post-pandemic price correction, there is one type of home that not only withstood the fall, but also established itself as the most desired by Argentines: PHs .
With a distinctly Buenos Aires feel, these condominiums boast several of the features most valued by today's buyers and tenants: patios or terraces, low or no utility bills, and relatively affordable prices.
A PH offers privacy, identity in its environments and a unique style.
And, in this case, demand pressure —that is, the number of inquiries each listing receives on real estate portals— confirms this trend . According to a report by Zonaprop, in the city of Buenos Aires, a PH listing receives twice as many inquiries as the average apartment listing . But, despite this high demand, supply is scarce . In fact, CABA is the area where the drop in availability compared to the first quarter of 2024 was most felt: just a few months ago, a PH listing received 60% more demand than average; today, that figure has doubled .
The advantage of most PHs is that they have their own terrace.
This trend is also clear in the rest of the AMBA region . In northern GBA, each listed PH receives 95% more interest than an apartment ; in western-southern GBA , the difference is 29% . This latter region also showed the greatest year-over-year growth in the number of contacts per listing.
But who's looking for them? 38% of the demand recorded during the first quarter of 2025 was for purchases, a stable figure compared to the end of 2024, but two points above the historical average. Traditional rentals continue to lead with 59% of total searches, while short-term rentals barely account for 3%.
Even in this context of recovery—in April, the average value per square meter in Buenos Aires City reached US$2,407— selling a PH is still relatively quick if the appraisal is correct : between three and four months, on average. These real estate reactivation data are reflected in the deeds surveyed for the month of March by the City's Notary Association: 4,747 were signed in total, a number that represents 39.7% more than in the same month of 2024. But, in addition, the perhaps most relevant data is that almost 1,000 deeds with mortgages continue to be signed per month , a number that highlights the impact of the return of UVA credits on the market.
Despite this, the phenomenon continues unabated. “Penthouses are all the rage because they represent a lifestyle . Those who seek them want privacy, open spaces, and spaces with identity. There are also those who are committed to renovating them,” says Diego Migliorisi of the eponymous real estate agency.
Currently, of the more than 100,000 properties published in the city of Buenos Aires by Zonaprop, 7,567 are PH .

In the western and southern GBA, for example, the demand for these units is growing the most: 51% more than those in the US$100,000 to US$175,000 range.
In Buenos Aires, demand pressure drops by 12% to 15% when moving into the second range, and decreases further (by 29%) for properties over US$350,000. In all areas, demand pressure decreases as the price of the ticket increases.
