A new shopping and dining hub is rising near the area where gated communities are growing and new real estate developments are emerging.

The northern part of Buenos Aires province continues to grow and now boasts established hubs like Pilar and Escobar. Little by little, the northwest is also beginning to grow and is surprising with real estate developments, such as a 15-minute mini-city being developed in Bella Vista or an open-air shopping mall that will open its doors in the same latitudes in a few months.





“In recent years, several residential developments have been developed in the area , generating a large number of new consumers who are looking for services and shops nearby, but can't find them ,” explains Daniel Luparello, director of the developer Luparello, which is building Bella Vista Plaza, the first open-air shopping center in the area. He explains that, although there are some shopping malls like Los Berros, they don't have the concept of "going and meeting someone there," but rather are simply places for shopping.



Indeed, the area has several real estate projects in the pipeline, such as Nuevo Bella Vista, a development that will combine five gated communities and an area of buildings, commercial premises, offices, and even the new headquarters of the renowned Sagrada Familia de Bella Vista school on 25 hectares.





With an investment of US$400 million, it will be built facing the Reconquista River, just meters from the Buen Ayre road —the road that connects the Western Access with the Northern Access—and is projected to house 2,000 families. “Everything will be just a step away, from work, school, services, shopping areas, recreational areas, and even medical care,” explains Martín Boquete, director of Toribio Achával, the real estate company marketing Vistana, one of the buildings to be built there.

For its part, the developer EIDICO, which had already invested in the area by creating the Buenos Aires Village gated community, is now behind another major project that will also be built in these latitudes. Better known as Pueblo Vista, the project will combine two private neighborhoods and a sector of medium-density developments with commercial, office, and residential areas, in addition to another open neighborhood. All just a few blocks from Bella Vista Plaza.



Currently, Village Plaza, the second neighborhood in the Pueblo Vista masterplan (covering 41 hectares and 397 lots averaging 648 m²), already has 50 homes under construction and four already occupied. Meanwhile, Village Joven (with 368 lots averaging 625 m²) has 34 homes under construction and 12 already occupied.



“We saw in Bella Vista a powerful combination of nostalgia, family values, accessibility, and quality of life ,” says José Iribarren, commercial director of EIDICO, adding: “Many owners spent their childhood in Bella Vista and return looking to relive that time . What they value most is the quiet life , playing in the street, the club, the friendship, and summer afternoons spent with friends.”

A building complex is being built at the same location, which is actually part of Pueblo Vista. AORA Bella Vista will add two commercial buildings with retail stores and offices, and six residential buildings with 140 apartments. It will feature two- and three-room units, with balconies with private grills and parking, in a green complex. Construction began in April 2024, and they estimate the first phase will be completed by March 2026 and the second by December of that same year.



“Bella Vista and its surrounding areas needed a development of this nature, one that complements the historic area of villas and the gated communities created nearby,” explains Damián Manusovich, director of MMCV and Root, who will develop this project. “The product is designed for those who value the convenience of modern units, surrounded by greenery, located close to everything and everyone.”

What will the open-air shopping mall be like?

In the context of these and other new developments, Luparello notes: “Bella Vista is a place that is growing and transforming, and more and more families are choosing to live here. This has brought a natural demand for services, workspaces, and places to enjoy close to home .”





And in response to that demand, Bella Vista Plaza was born. Located about three blocks from the Bella Vista corridor —where residents go to play sports—a few steps from the Bella Vista train station (San Martín line) and just five minutes from Camino del Buen Ayre, with direct access to the Autopista del Oeste and Panamericana highways, a new shopping mall will be built that will combine commerce, gastronomy, and corporate offices .

With an investment of over US$6 million, the complex covers 4,500 m² of land and between 3,500 m² and 3,700 m² of built area. It features 16 retail spaces (ranging from 114 m² to 125 m²), 18 offices (ranging from 35 m² to 85 m²) with a shared reception, three dining venues (ranging from 180 m² to 320 m² covered with terraces of up to 200 m²), green spaces, and its own parking lot. Construction began in August 2023, and the opening is scheduled for late October of this year.



“We realized that Bella Vista wasn't on the radar of brands or companies, but franchisees started coming and were surprised by the new developments that had been built,” Luparello adds.



The complex is 70% leased and has prices ranging from US$2,000 to US$2,500 per month for retail spaces and between US$700 and US$1,500 for offices.

Although they can't yet name the brands that will be located there, they explain that they had a very good pre-sale and are currently focused on leasing the various spaces, both retail and offices. "There is a high projected occupancy rate, and we already have several confirmed categories and brands in gastronomy, decoration, technology, aesthetics, and professional services ," Luparello concludes.
