In the heart of the Núñez neighborhood, a micro-zone has been taking shape that brings together gastronomy, green parks, and new real estate projects.

In the heart of New York City, there's a corridor that has gone from being a forgotten corner to one of the city's most attractive public spaces. It's a bridge just over 2 km long, built on what was once the West Side industrial railway, and runs from the Meatpacking District to the Hudson Rail Yards in Manhattan. The train last ran in 1980, and although many considered demolishing it, 23 years later a public competition was held to analyze the fate of the remaining structure. The result was New York's High Line , an elevated public park that creates an open, green microclimate in the heart of the city.



But what connection does this space have with a micro-area of Buenos Aires?

A linear park was also created in the heart of Buenos Aires , taking advantage of the direction marked by an old city stream. Indeed, in the first half of the 20th century, several streams were channeled, including the Medrano, a tributary that today runs through two neighborhoods of the city (Saavedra and Núñez), but curiously, it does so underground. Along its way, it passes beneath Sarmiento and Saavedra Park and, after Lugones Avenue, flows into what is known as Medrano Creek (neighboring to the River property, Cantilo Avenue, the Centro Naval Club, and the former Shooting Range), finally reaching the Río de la Plata.

And it is precisely above this stream that, some time ago, a "linear park" was built, an elongated, green boulevard that follows the stream's underground path. From Saavedra Park to Cabildo Avenue, the boulevard is named García del Río Avenue and changes to Comodoro Martín Rivadavia Avenue after crossing Cabildo Avenue. This is a green lung of the city that did not go unnoticed by real estate players, who discovered this strip of vegetation in the middle of the city and launched into the development of real estate projects. " The area is surrounded by some of the city's most outstanding green areas , which provide its residents with a natural lung for sports, recreation, and direct contact with nature," explains María Gabriela Besuzzo, Projects and Development Manager at the Interwin real estate agency.



Julián Geni, CEO of Urban Estate, agrees with Besuzzo and highlights the area's strengths: "It has the greatest potential in the entire city of Buenos Aires, and we believe it will grow the most. First, because a green boulevard was created—which forms the border between Belgrano, Saavedra, and Núñez—that reaches the city's green lung, Saavedra Park." He also emphasizes that it has very important access points, as it is close to Cabildo Avenue, General Paz Avenue, the subway, Panamericana, and Lugones Avenue.

Indeed, Núñez has positioned itself in recent years as one of the fastest-growing real estate neighborhoods in Buenos Aires, favored by developers and buyers alike. The area's appeal isn't limited to this linear park; it intersects at several points with other green spaces and vibrant food sceneries , positioning it as one of the neighborhoods that continues to gain appeal in Buenos Aires. Among them is San Isidro Labrador Boulevard, " a tree-lined avenue that allows for quiet and safe walks ," Besuzzo notes, adding: "Plaza Balcarce, with its lush vegetation and exercise spaces , is a meeting point for families and athletes. A few blocks further, Plaza Félix Lima forms a green space with children's playgrounds, rest areas, and wooded areas for walks and outdoor activities."

Furthermore, it's worth clarifying that this micro-area is located very close to the Libertador corridor, benefiting from the traffic and good positioning it enjoys. It also has the advantage of offering prices well below that corridor: "You have the same connectivity, the same benefits of greenery, well-being, and the gastronomic offerings that you could have living on the other side of the corridor. But the area along the corridor going to Cabildo has a price per square meter of new construction that is around US$3,500, while from the corridor to Avenida del Libertador, it's US$4,000-5,000 per square meter ," explains economist Lorenzo Raggio, general manager of Interwin. Indeed, if you cross Libertador, you'll find sports clubs (such as Ciudad de Buenos Aires or Obra Social de la Ciudad de Buenos Aires - ObSBA), and if you walk a little further, you'll find parks with access to and from the river.





One of the most notable culinary offerings in the area is the recent opening of the Juan Valdez café, at the intersection of Parque Lineal and Cabildo. This is the largest store in the world for this premium Colombian coffee brand , located on the ground floor of one of the new buildings in the area, known as Hub Núñez. The development has 14 floors and nearly 200 units, all sold and delivered earlier this year. "It's a milestone, a large building that began to generate its own buzz with locals," adds Raggio, who explains that it also has a Lucciano's ice cream shop on the ground floor.

Between 3 de Febrero Street and Avenida del Libertador, there is another of the small gastronomic centers of the microzone, where there are specialty coffee offers such as Rita Ricardo Pristupluk





Just as the tracks cross, between 3 de Febrero Street and Avenida del Libertador, lies another of the area's small gastronomic hubs. There's a specialty coffee shop that's all the rage, better known as Rita Specialty Coffee; the Bandol Núñez restaurant and bar, with Mediterranean cuisine and pastries; the CiTiO café; the Besares grill; and, of course, Fabric Sushi's Japanese cuisine.





A life that is contagious

But this wasn't the only recent real estate development launched in the area. Just a few meters away, at Manzanares and Cabildo , stands Maker Núñez, a building that will be delivered in December 2025. It will have 12 floors, with 96 studio-, one-, and two-bedroom units, ranging from 30 to 50 m² . Developed by TKVA, the apartments are offered starting at US$3,700/m² and are equipped with amenities .

One of the latest developments in the area is Amenna, located on the corner of Amenábar and Paroissien , just three blocks from Plaza Balcarce. It will feature 50 one- and two-bedroom units, ranging from 40 to 80 m² , spread over nine floors, with a starting price of US$2,700 per m². It is being developed by Landvest and is expected to be completed by December 2027.



Just 200 meters from García del Río, on San Isidro Labrador Boulevard, between Vilela and Ciudad de la Paz streets, another project will soon emerge. "It's a part of the city that has benefited from having affordable land, good views, and good connections ," shares Maximiliano D'Aria, director of the real estate company that bears his name and is behind the new development to be built there.

At Arcos and Crisólogo Larralde , there will be Black Tower , a 22-story building with more exclusive two- and three-bedroom units ranging from 80 to 120 m² , and four-bedroom units measuring 210 m² . Prices are slightly higher than the previous one, as it will be equipped with more amenities; they start at US$4,000/m². It is being developed by Amber Group and is expected to be completed by September 2028.



Finally, continuing along Boulevard San Isidro Labrador, at 4500, a 12-story building will be built, which is estimated to be ready in July 2027. The project, developed by Tres Ayres SRL, will feature one-, one-, and two-bedroom units, between 30 and 50 m², for a starting price of US$2,700/m².



Finally, Besuzzo believes that "the combination of innovative proposals and contemporary design buildings makes Núñez a magnet for young families, professionals, and entrepreneurs seeking quality of life without losing connectivity to the city center."
