Those who choose to move to towns near the city of Buenos Aires look at some areas more than others; find out which ones and their prices

The decision to live outside the city , but without going too far, ceased to be a necessity and became a choice. The option of migrating to greener areas had a significant impact after the Covid-19 pandemic . From that moment on, an unexpected window of opportunity opened: after the start of the lockdown on March 20, 2020, a large segment of the population saw the possibility of moving to smaller or rural towns with natural surroundings as a viable option .



According to a report by architect Facundo López Binaghi for Fundación Tejido Urbano , “during the strictest months of quarantine, the lack of internal and external spaces in homes highlighted historical housing deficits: overcrowding, lack of public spaces and precarious connectivity.”



These shortcomings fueled the desire of many city dwellers to seek "fresh air" and environments with greater social interaction . As a result, from 2020 onwards, there was a notable increase in inquiries about small towns and rural areas, driven by the shift to online work and education.



Now, analyzing what the demand is looking for, it's clear that, according to data from the third quarter of 2025 from the real estate platform Zonaprop, a trend is confirmed: throughout the Greater Buenos Aires Metropolitan Area (AMBA ), the higher the property price, the lower the search volume . The market prioritizes price over location.



According to the survey, 35% of purchase demand in the AMBA (Greater Buenos Aires Metropolitan Area) is concentrated on properties up to US$100,000, while another 31% targets units valued between US$100,000 and US$175,000. That is, almost seven out of ten searches fall within that range.



When the behavior is observed by area, marked differences emerge. In Greater Buenos Aires west-south , 58% of searches are for properties below US$100,000 . In contrast, in Greater Buenos Aires north the pattern is different: 48% of the demand is for units above US$175,000 , and only 22% are looking for options below US$100,000.

The relationship between supply and demand reinforces this picture: properties up to US$100,000 receive up to 50% more inquiries than those in the mid-range. The gap is especially pronounced in the west-southwest, where the difference reaches 50%, while in Greater Buenos Aires North it is 8%.





The most searched municipalities near the City​

Some municipalities appear to be the big winners for those who want to move near Buenos Aires City :



In Greater Buenos Aires North , Vicente López (26%) and San Isidro (19%) remain the most sought-after areas , with good connectivity and well-established services. Tigre (17%) , especially areas with quick access to the Pan-American Highway, and Pilar (12%) , which combines houses, gated communities, and a growing supply of apartments, also stand out.

In Greater Buenos Aires North, the most searched municipality is Vicente LópezSoledad Aznarez



Meanwhile, in Greater Buenos Aires West , demand is concentrated in La Matanza (29%) and Morón (22%) , with more affordable prices and good rail connections. Tres de Febrero (19%) and Ituzaingó (9%) also appear , driven by their urban character and proximity to the City of Buenos Aires.



Meanwhile, in the southern Greater Buenos Aires area , the focus is on La Plata (29%) and Lomas de Zamora (15%) , and on Lanús (11%) and Avellaneda (9%) , where the market offers lower values.

In Greater Buenos Aires West:

The best cities in the greater metropolitan area to live in​

In mid-2025, the Faculty of Economic Sciences of the University of Buenos Aires (UBA) presented the AMBA 2025 Strategic Management Index for Cities . This refers to a study that selects the best municipalities in the Buenos Aires Metropolitan Area (AMBA) to live in.



The ranking, which uses the former composition of Greater Buenos Aires (GBA) as a reference, takes into account five “key dimensions”: political and institutional , economic development , society , environment, and technology and infrastructure .

According to the results, which are rated between 0 and 5 points, the top five is composed as follows:



  • Vicente López leads with a score of 3.39
  • Tres de Febrero , with 3.34 points
  • San Isidro , with 3.32
  • Quilmes, with 3.03
  • Lanús , with 2.99
