MENDOZA.- It's a mega real estate development in the land of sun and fine wine. A "micropolis" in the middle of the hills, with the Andes Mountains in the background . Shops, bars, premium restaurants , a health center, a gym, high-end residences, and an exclusive hotel, the first in the country under the Autograph Collection brand of the international Marriott chain.
This is how a new top-notch venture is taking shape in the foothills of Mendoza , 10 kilometers from the provincial capital, in Chacras de Coria, Luján de Cuyo , on the Pan-American Highway, which connects with high-mountain towns on the way to Chile.

It is an "Andean village" with an Italian style and architecture that respects the striking landscape, creating greater appeal for those looking to invest in disruptive projects, based on an active community concept , with environmental protection as one of its priorities.
The real estate and hospitality plan was launched by Armentano Desarrollos Inmobiliarios, with a US$30 million investment that reflects a long-term vision and confidence in the region's tourism, commercial, and residential potential, according to sources from the company, which shares the project with the Bórmida y Yanzón architecture studio, the Monteverdi construction firm, and Eduardo Vera's landscaping firm.
“ Mendoza offers unique conditions that make it an attractive location for real estate development . The province offers a privileged geography, international connections, expanding infrastructure, a diversified production network, and a strong cultural identity linked to tourism, wine, and quality of life,” said Nicolás Armentano, director of the firm. “In this scenario, the Mendoza foothills are emerging as the new frontier for development, and El Borgo responds to that logic: it is a micropolis in the comprehensive sense, with first-class hotels, residential areas, commercial spaces, culture, and a balanced landscape ,” added the young entrepreneur.
The architecture is inspired by the ancient Italian borgos, villages or small towns that formed organically in their natural enclaves. The Borgo
The project involves various interconnected commercial, residential, and tourism business units . The company explained that there are options for investors, with different formats tailored to both individual and business profiles, and designed for brands seeking to stand out with guaranteed flow, strategic anchors, curation, and commercial selection. Additionally, a hotel is being developed within the property that will bear the seal of Autograph Collection Hotels , one of the more than 30 leading global brands under the Marriott Bonvoy portfolio. It is the first establishment in the country and the second in South America to obtain the brand license for this collection of independent hotels. It will have 107 rooms and 42 luxury residences , strengthening the province of Mendoza's position as a high-end tourist destination.
This new project is a mixed-use complex whose master plan includes 200 hectares , the first four of which will be used as a village. Various business units will be developed within these 16,000 square meters.
The first part of the opening is planned for March 2026 and will include El Zoco and La Recova, currently under construction; these spaces include a fresh produce market and fast food restaurants .
Additionally, the hotel will open in the first half of 2028, along with the inauguration of a shopping plaza with high-end restaurants, convenience stores, and a convention center with seating for 160 people.

Likewise, the architecture was creatively designed to adapt to the site's topography, avoiding major ground movements. To this end, a walkway with extensive level movement was developed, connecting plazas and terraces with ramps, allowing for fluid visitor circulation.
Parking spaces will have permeable soils to absorb rainwater and prevent heat islands . At the same time, we worked with government agencies in the province of Mendoza to facilitate connectivity with Provincial Route 82 in the area. This involved donating a piece of land to create a public street that would allow for the continuation of the existing bike path.

Design and architecture
The architecture is inspired by ancient Italian hamlets, villages, or small towns that formed organically in their natural settings, with winding streets and low-rise buildings with continuous facades, balconies, windows, and shop doors, asymmetrically integrating into the surrounding landscape. Hence the idea of creating a contemporary Andean village with a structured image and varied textures . Thus, the design uses materials such as earthy-pigmented concrete, stained glass, and dark steel, combined to evoke the aesthetics of a traditional village in the region, where luxury and comfort coexist in harmony with the environment , respecting the particularities of the terrain, waterways, and native species, within the scope of current legislation.

With a focus on sustainability
The preservation of the natural environment and native flora has been a central aspect of the planning . Among other things, the project sought to adapt them to the existing trees, particularly the aguaribay trees located along the waterways, and to promote their conservation as structural elements of the landscaping. Thus, in addition to respecting and maintaining the native flora , the project also includes replanting where necessary.
