At the end of the world, an Argentine province rises, one of the youngest in the country, leading the ranking of percentage population growth (in relative terms) in recent years, according to the 2022 census. Tierra del Fuego has experienced a tourism boom since the late 1990s, driven by its natural attractions and sports, such as skiing. In recent years, a growing public has also been choosing these lands, but only to settle there permanently.



Tierra del Fuego, Antarctica and the South Atlantic Islands was established as a province in 1990, thus becoming the youngest in Argentina . Although it is still very new in the country's history, it has experienced rapid growth in recent years, going from 127,205 inhabitants in 2010 to 190,641 in 2022, the year in which the last census was conducted. In other words, it grew by 49.87% in just 12 years (other provinces had a greater increase in population in absolute terms—the Province of Buenos Aires increased its population by almost 2,000,000 people—but, in percentage terms, the southernmost province was the one that grew the most).

Castor Hill in Tierra del Fuego was created in 1999 and boosted tourism in the area.



Shortly after its birth in 1999, Cerro Castor emerged on the outskirts of the capital , Ushuaia. Since then, a new area of Argentina has begun to gain prominence in tourism: the quality and durability of its snow (it has the longest season in the country) has attracted skiers from all over the world , from European tourists to North American athletes.



One of the measures that contributed to the settlement of the area was tax benefits. Law 19,640 has been in force since 1972, offering certain advantages to those who settle in the area , as it exempts individuals and legal entities from "paying all national taxes on events, activities, and operations carried out in Tierra del Fuego." Specifically, it exempts individuals and legal entities from income tax, VAT, personal property tax, eventual profits tax, tax on the gratuitous transfer of assets, the substitute tax for the tax on the gratuitous transfer of assets, internal taxes, the national emergency tax on land suitable for agricultural exploitation, the tax on sales, purchases, exchange, or barter of foreign currency and securities; and any national taxes that may be created in the future. Finally, it includes a 50% reduction in the stamp tax.

Ushuaia, Tierra del Fuego, is visited by skiers from all over the world.



Although this measure initially led many people to settle temporarily to work for a few years, save up their savings, and then return to their home province, around 2006, some families decided to stay; settlers who started industries and businesses, contributing to stable population growth, especially in the west of the city.



Furthermore, around 2020, it grew as a tourist attraction for Argentines themselves. And amidst all this, real estate developments began to emerge that sought to meet people's demand for housing.

Among the real estate projects that have emerged in the city to meet the growing demand for housing, one seeks to provide shelter, but amidst the natural attractions of this unique city.



Just 15 minutes from Ushuaia, overlooking the Beagle Channel, the Costa Susana development of almost 300 hectares combines lots and buildings in an area with mountains, native forest (two-thirds of the entire territory was reserved for this purpose) and sea.

“We began developing in the province 25 years ago, and at some point, we moved west of the capital, as people began choosing that area to settle,” explains Melitón González del Solar, the project’s real estate developer. He reveals that they have already sold 190 lots, ranging from 600 m2 to 900 m2, with 30 more remaining . They reveal that, given the consolidation of the location, the land has appreciated by 50%, while the value per square meter of the apartments has gone from US$2,200 to US$3,000.



Currently, the Costa Susana development has 90 families living there permanently, but they explain that "we're looking for a total of 300. " Although the development is aimed at a residential audience, 15% of the owners don't live there permanently.

There is also a part of the project aimed at an investor audience.

The development also includes medium-density developments,
including the Keter building, which has 14 one- to three-bedroom apartments, which are expected to be delivered within a year. Also under construction is the Ski Lodge, which includes 10 one-, three-, and four-bedroom apartments with a garage. " The last resale of a three-bedroom apartment was for US$240,000 ," explains the developer.



Finally, the Studios building has 10 60-square-meter loft apartments, which were left in the hands of investors. Each building, which is also equipped with amenities , starts at US$2,800 and goes up to US$3,500 per square meter. Since many people buy it as an investment, the developer offers to hire a rental management company for the properties.
