The National Government, through the State Property Administration Agency (AABE) , held the auction this Friday of a strategic plot of land located in one of the most coveted areas of Palermo



The auction of Fray Justo Santa María de Oro 2245 and 2251, which had eight registered bidders and seven actually participated in the bidding , was completed for US$5,038,000 , almost double the base price that had been set at US$2,980,000.



The auctioned land is located steps from the Arcos District and very close to the corridor that is currently reshaping the map of premium real estate in Buenos Aires : the triangle formed by Libertador, Bullrich, and Las Cañitas , an area that many have begun to call “Palermo Pacífico.” There, Buenos Aires luxury stopped expanding northward and instead concentrated around the Campo Argentino de Polo , the new magnet for high-end real estate.



The auctioned lot fits this context: a vacant, rectangular lot between party walls, with a total area of 1,038.85 m² , located in an area where major players in real estate development are heavily invested. Experts agree that the Bullrich-Libertador-Las Cañitas axis currently boasts the greatest projected growth in the Buenos Aires market , with projects ranging from internationally designed towers to small-scale boutique buildings.

The auction was part of the government's plan to get rid of state-owned properties.



This auction is part of the Government's program to divest itself of state assets through the AABE , a policy that has already made significant moves in the market.



It was this same mechanism that allowed, months ago, the acquisition of the Portal Palermo property by Eduardo Costantini , a 4.4-hectare plot of land for which he paid US$127 million , and which will be transformed into a new luxury urban district in Buenos Aires at the corner of Bullrich Avenue and Cerviño Street.



The Buenos Aires luxury triangle​

The area features international architectural developments , signature buildings, and premium projects with prices already exceeding US$4,000 per square meter . For real estate brokers, this part of the city is undergoing a profound transformation, with expectations of sustained appreciation.



One example is L'Avenue Libertador , the tower designed by the British firm Zaha Hadid Architects, which is already redefining the aesthetics of Libertador Avenue. Just a few meters away is Decó Polo, designed by Armani/Casa , and Verdant Polo , a low-rise building with a triple facade offering units ranging from two to five rooms, with prices around US$4,500 per square meter .

The area also boasts mixed-use developments that combine residences, hotels, offices, and restaurants, such as Nómada Palermo , a US$75 million project located on the block of Santa Fe and Bullrich streets. This development also plans to improve the public space with wider sidewalks, a renovated underpass, and new street furniture. Prices per square meter in these projects range from US$3,800 to US$5,000 , still 20% to 30% lower than in Puerto Madero or Palermo Chico, but with greater potential for appreciation, developers note.



Just a few blocks from the auctioned land also stands B Residence Palermo , a 17-story tower with units ranging from 50 to 145 square meters and prices reaching US$5,000 per square meter. The logic is the same: to capitalize on the neighborhood's identity, access to green spaces, and proximity to the Polo district.
