The price per square meter has stopped falling in the city and its average price is consolidating. Experts explain what factors are sustaining this slowdown and how credit is impacting it.

For the first time since 2019, the price per square meter in Buenos Aires has remained stable for completed transactions (the actual, final sale price after negotiation between buyer and seller, distinct from the advertised or asking price). Prices are showing signs of stagnation, reflecting a new equilibrium between supply , demand, and mortgage lending. According to a survey by Reporte Inmobiliario, the average closing price was around US$2,105 per square meter in September, with no significant variations compared to previous months.
The data marks a turning point in a market that had been experiencing a prolonged correction. This stability coincides with the reappearance of mortgage lending , a slowdown in inflation, and a more predictable dollar—factors that have altered the expectations of both buyers and sellers.
Germán Gómez Picasso , from Reporte Inmobiliario, explained that the difference in value between studios, two and three rooms “responds to a structural logic of the market: the larger the surface area, the lower the value per square meter when the products are similar.”
According to this platform's analysis, studio apartments average US$2,210 per square meter, one-bedroom apartments US$2,097, and one-bedroom apartments US$2,020. It noted: “This trend continues in Buenos Aires. The overall decline appears to have bottomed out.”
The specialist maintained that "prices are beginning to stabilize" and that "buyers are showing greater caution, especially given the abundant supply and the search for specific opportunities." In this context, transactions are concentrated on well-located units or those with prices adjusted to the new market conditions.
A studio apartment costs on average US$107,000, a one-bedroom apartment around US$129,000 and a two-bedroom apartment around US$179,000.
Houses also show positive variations: the average price per square meter is US$1,826, representing a year-on-year increase of 6.3%. A two-bedroom house has an average price of US$300,000, while a two-bedroom house costs US$490,000.
