Car washes, auto repair shops, and early-closing shutters. This was the typical postcard of a corner of Buenos Aires, where today we see a metamorphosis that no one would have expected: in just five blocks of Coronel Niceto Vega Avenue, one of Palermo's coolest areas has emerged , attracting the attention of real estate developers and transforming it from an unsafe and "ugly" area into a trendy avenue .



“I was afraid to buy in the area because, although the prices were attractive and there were new buildings, I saw it as a place surrounded by garages and workshops. After the pandemic, the real estate boom swept through Chacarita , and today my apartment costs 20% more than it did five years ago, due to the appreciation in value in the area,” describes Lucía, a local resident.

The micro-area, located between Dorrego and Juan B. Justo streets, has developed several virtues that have placed it at the center of the real estate scene . It's a residential area, in the heart of Palermo , but located away from the heavy traffic that characterizes this busy neighborhood . In fact, it doesn't have as many shops on the ground floor, and therefore, not as much pedestrian traffic.





The area has benefited from several improvements, such as the elevation of the San Martín train tracks, which improved traffic flow in the neighborhood. The connection to Juan B Justo Avenue facilitates access to Libertador Avenue; public transportation is another highlight of the area : "For me, it's the best part of Niceto Vega, because you have bus access everywhere. In less than 20 blocks, you're in Plaza Italia, for example," says Candela, who has lived in an apartment on the avenue for six years.





It's also an area that thrives on the spillover generated by Chacarita and Colegiales, at a point many have dubbed "Chacalermogiales." The surrounding streets have seen a boom in bars and restaurants, creating a gastronomic hub that characterizes the area today. At the same time, it maintains the neighborhood spirit of Colegiales, a typically residential area of low-rise houses and trees.

,” says Gustavo Glazman, a partner at Infinity Line, which develops projects on Niceto Vega Avenue. He explains that there are few available lots there. In their case, they started building on the avenue 11 years ago (a building with about 70 units), and have already completed two buildings and have two more in the pipeline. “The area was promising. Located close to everything, but far from the noise ; everything indicated it had to grow, there was no alternative ,” he adds.

“Close to everything”

Glazman continues to invest in the area today and has two more projects in the works on the avenue: at the corner where it intersects with Carranza Street, he will build a building with 33 two-bedroom apartments, ranging in size from 75 to 120 m², with a pre-sale price of US$3,400 per m². Additionally, between Humboldt and Fitz Roy Streets, they are building another office project, this one with 10 floors and 8,000 m² of corporate space.



“For me, the fact that everything has migrated to the west of the city was a post-pandemic effect. People want to be close to everything but still have a quiet life, and this area, with its low-rise housing and townhouses, is a peaceful place,” says Jeremías González Toledo, commercial director of Inarch, who emphasizes that the area's prices also represent an advantage, since the land prices are lower than those in Palermo, Núñez, or Belgrano, making the final square meter more affordable than in other neighborhoods . In this regard, he points out that the average price for a well starts at US$3,000/m² and goes up to US$4,000/m².



For their part, they have built near the avenue a few blocks from this micro-area, on the corner of Arévalo and Córdoba. This is a nine-story building , with two levels dedicated to amenities, which will be completed in early 2027 and is already 80% sold. It will have one-, one-, and two-bedroom units, ranging in size from 35 to 74 m², with a starting price of US$3,000 and going up to US$3,700.

He is confident that the construction of the train tracks will further revitalize the area and, in fact, reveals that they are considering purchasing land in the area. This is no small feat, considering that his company is behind ViaViva, the megaproject built beneath the Mitre train tracks on the stretch that runs through the neighborhoods of Belgrano and Palermo. In its first phase, it developed the streets from Monroe to Sucre (Chinatown); its second phase is currently under construction, on Libertador between La Pampa and Olleros, and later it will complete the final stretch, from Olleros to Dorrego.





He also points out that it's "the new culinary hub by a mile." Indeed, the area encompasses offerings ranging from the renowned Anchoita grill, where reservations are difficult to obtain, to one of the Ventana de Anafe locations.

Micaela Najmanovich, the owner and creator of this latest gastronomic venture, which was founded eight years ago but has been located on Arévalo and Niceto Vega since 2024, says: “ It's an area with many production companies, and the entire audiovisual world is very active. There's also a lot of tourism , which stays in the area and consumes its local products.”





He reveals that the neighborhood's gastronomy is primarily concentrated on the surrounding streets . In fact, in their case, they decided to locate on a neighboring street because "it offers a more private, secluded feel, while still being in a public, bustling, and growing area."

Cafes are popping up everywhere, on streets you'd think wouldn't be busy, but they fill up,” says another resident, who believes the avenue has two distinct faces: from Dorrego to Bonpland, the most residential and family-oriented area is concentrated, while from the latter to Juan B Justo, there's a nightlife that's still going strong. “I think the area is going to grow a lot , because it often happens that these places become saturated and start to grow towards their outskirts,” she adds.





Another foodie on the avenue is El Poblado Bar, a bar-restaurant serving typical Colombian cuisine, with dishes like sancocho and natural juices made with local fruits, such as guava, passion fruit, and lulo. A Caffecito and Barra Chalaca are other offerings that complete the avenue's culinary circuit.
