The wide, cobblestone streets, tall trees, and sense of tranquility are some of the features that define the identity of the La Calabria neighborhood . Located in a strategic area of San Isidro , the neighborhood has grown in recent years with a clear residential logic, characterized by low-rise buildings and a friendly scale.
Daily life unfolds amidst sidewalks that invite conversation with neighbors, bustling street corners, and an urban design that allows for easy walking and a sense of closeness. This combination of tranquility, connectivity, and neighborhood life explains why La Calabria is increasingly appearing on the real estate radar.

Located between Laprida and Tomkinson streets and Centenario and Rolón avenues , its development wasn't driven by large-scale projects or sudden growth. Rather, it was a gradual process . "It wasn't a single development," explains Javier Igarzábal, director of DIC Propiedades. "Many developers refined their designs, ultimately creating the best small buildings with units of varying types, prices, and common areas offering exclusive services," he adds. These are renovated houses and low-rise buildings that are being integrated gradually without disrupting the urban fabric.
For Alan Flexer, manager of the San Isidro branch of Narvaez, La Calabria began to gradually consolidate itself over the last seven years as a concrete alternative for those seeking proximity to the center but with more affordable prices : “The improvement in urban infrastructure, the revaluation of the center of San Isidro and the scarcity of land in more premium areas also boosted this process,” he says.
Throughout this process, the neighborhood's identity has remained a core value . The traditional bakeries coexist with newer specialty cafes, Castiglia Square comes alive daily with mate and soccer games, and the shops with years of family history are all part of a daily dynamic that remains true to its customs while simultaneously evolving . “It's an area that was historically a residential neighborhood of simple, low-rise houses. Now it's transforming into a multi-family area, but smaller multi-family buildings, with ground floors, three stories, and four stories with small units,” explains Maximiliano D'Aria, director of D'Aria Propiedades. The key, he agrees, is that the change hasn't displaced the essence, but rather updated it .

In terms of value, La Calabria positions itself as a more accessible alternative within San Isidro . According to the real estate agents consulted, sale prices are between 10% and 20% lower than in more established areas like Avenida del Libertador or the Bajo neighborhood. “All premium projects are around US$3,500 to US$4,000 per square meter, while in La Calabria you're looking at between US$2,700 and US$3,000 or US$3,100,” explains D'Aria.

For rentals , prices range between US$700 and US$800 per month for one-bedroom apartments and between US$1200 and US$1300 for two-bedroom apartments , in new projects.
For experts, part of La Calabria's appeal lies in a combination rarely found in other parts of the district: affordable prices, new homes, and proximity to the San Isidro shopping center. “Unlike other areas, you can still find very good prices, and in recent years there's been a vibrant cultural, gastronomic, and family scene . Besides having all the necessary infrastructure readily available, property prices tend to be quite competitive, with relatively new units and modern styles,” summarizes Igarzábal.
This coexistence between the old and the new is also expressed in some of its most iconic corners . It's a neighborhood that doesn't erase its history, but rather transforms it, and in that process, projects emerge that engage with memory instead of replacing it .
A prime example is the historic Los Alpes ice cream parlor , which operated for over six decades at the intersection of Don Bosco and Monseñor Alberti, across from Castiglia Square, as a meeting place for local residents . “Los Alpes was an iconic landmark and something we all remember fondly. It meant leaving school in the summer and running to the square for an ice cream, or going with our parents to buy ice cream on the weekend with huge smiles on our faces,” says Juan Casiraghi of the development company CAPCO.
That shared memory was also the starting point for the project that is now underway on the same site . “From the moment we bought the land, we knew we had an enormous responsibility, and that we had to do something worthy of this iconic corner of San Isidro,” explains Casiraghi. “Being from the area, passing by and seeing everything closed and abandoned filled us with sadness. We set out to create a unique project that would restore this beloved corner to its former glory ,” he adds.
For Flexer, from Narvaez Real Estate, which is marketing the development, this type of project encapsulates the current state of the neighborhood . “La Calabria combines three highly valued factors today: community life, green spaces, and connectivity. For young people, it represents the opportunity to live close to everything, and in many cases to their families and social circles, but in a more relaxed and affordable environment than other areas of the district,” he states.

It's a low-rise building with multi-family apartments and ground-floor shops , a decision aimed at sustaining the urban life of the corner. “From the beginning, we set out to maintain a commercial frontage on Don Bosco Street, with two very attractive and bright shops, precisely because our dream is for the corner to once again become a meeting point for the neighbors. I think a very interesting commercial and gastronomic hub can be created,” Casiraghi adds.
The development will feature 18 one- and two-bedroom units, each with a balcony, grill, and one or two full bathrooms. The top-floor units will also have private terraces . Prices for the one-bedroom units start at US$150,900, while the two-bedroom units start at US$206,400. The delivery date is June 2027.
Who buys
Regarding the predominant building types in the area, most are units primarily aimed at young people leaving their family homes and moving into their first apartments. This is a demanding market: they want good balconies and, especially, grills in their units, which is what people in San Isidro are accustomed to in their family homes, adds D'Aria, who markets projects in the area such as Cavallini, Palizzi, and Caravaggio . The first is a building with 10 two- and three-room units, located on the corner of Liniers and General Paz streets, with sale prices starting at US$195,412 . The second is located at 930 Monseñor Alberti Street and has three levels of semi-detached apartments with two, three, and four rooms; its sale prices start at US$174,000 . The last one, located at Francia 119, is a three-level building with 2 and 3-room apartments and its sale prices start at US$150,000 .Regarding the buyers, brokers explain that they are largely residents of the same district. Flexer adds another profile: professionals and couples looking for their first home, as well as families who prioritize neighborhood life and connectivity. " It's not speculative demand, but genuine demand from people who want to live in the area," he clarifies. He speaks from experience. Another project that Narvaez is marketing is located at 84 Obispo Terrero Street . It's a small-scale building with six units: three two-room apartments and three three-room apartments, all designed with terraced balconies. The prices? The two-room apartments start at US$171,000 , while the three-room apartments start at around US$199,500 , with optional parking spaces.

Ultimately, the transformation of Los Alpes functions more as a synthesis than an exception . It's an example of how La Calabria grows without losing its identity, reinterpreting spaces steeped in history and adapting them to new ways of living. The ice cream shop is gone, but the corner continues to serve its purpose.
