The Buenos Aires rental market is still in flux , but after the repeal of the rental law at the end of 2023, the game changed : landlords returned to put their properties on the market, and supply increased by almost 200%, while contract increases began to slow, and deals were freely concluded between the parties.
In May, the average rental price for an apartment rose by 2.9% and has already accumulated a 16.3% increase so far in 2025 , exceeding inflation, which accumulated through April - the latest official data - was 11.6%.
But to analyze the increase, also considering May, we must look at the projections of the main economic consulting firms—since official figures are not yet available—which show an inflation increase of around 14% in the first five months of the year. With these figures, the real increase in rents would be around 2.3% (16.3% minus 14%). Currently, the average price of a two-room apartment in the city is already around $640,000 per month , according to the latest Zonaprop report.
But beyond the general data, the report reveals a phenomenon that is becoming increasingly evident: the gap that exists in the City of Buenos Aires between the neighborhoods with the most expensive contracts and those with the most profitable investment opportunities.
At the extreme end of the analysis is Puerto Madero, the most expensive neighborhood to rent, with a two-bedroom apartment costing around $1,179,327 , followed by Núñez ($726,085), Saavedra ($706,934), Palermo ($705,701), and Belgrano ($690,725). However, nearly all of these neighborhoods are at the bottom of the profitability ranking: Puerto Madero yields just 3.9% annually , Palermo 4.2%, and Belgrano and Núñez both 4.5%; while the only one in the middle of the profitability table is Saavedra, at 5.5%. Therefore, for those who buy with the expectation of renting, the investment margin in these neighborhoods is finite .
Puerto Madero is the neighborhood with the most expensive rents, but it is the one that generates the least profitability.Gentleness
In contrast, Lugano, Nueva Pompeya, and Parque Avellaneda are among the best neighborhoods for investors , with yields of 8.5%, 8.1%, and 7.5% respectively. These are areas where the price per square meter of a two-bedroom apartment is affordable, as are the rents: Lugano is the area with the lowest price, with an average monthly price of $462,187; Nueva Pompeya $578,663; and Parque Avellaneda $567,029.
On average, the city's overall rent-to-price ratio , which measures the rental yield of a property relative to its sale price, rose in May to 5.37% annually . Thus, today it takes 18.6 years of renting to repay the initial investment , 11.2% less than a year ago. For those seeking refuge in real estate, this figure has not gone unnoticed.
