According to a report by the Statistical Observatory of the Buenos Aires Real Estate Association, rental prices continue to decline in real terms.

Since Decree 70/2023 came into effect, the rental property supply in Buenos Aires has increased by 176.14%. In the last month, it decreased by 0.41%.
Meanwhile, real-life rental prices continue to decline. From January 2024 to May 2025, the average decline was 32%, according to a recent report by the Statistical Observatory of the Buenos Aires Real Estate Association.
It is also noteworthy that counteroffers from tenants are being observed, which are increasingly accepted by landlords.
Average gross rental yield
It's important to note that, over the past year, the average gross rental yield was 6.16%, while late rent payments are virtually nonexistent in the city.In contrast to the widespread use of dollar-denominated contracts during the years of the Rental Law, today 94% of contracts are in pesos , with a three-month adjustment period, generally indexed to inflation. Furthermore, tenants and landlords are mostly agreeing to contracts for the traditional 24-month duration.
The neighborhoods with the largest rental offer
The six neighborhoods with the highest rental supply are Palermo, Belgrano, Recoleta, Barrio Norte, Caballito, and Puerto Madero. These represent 56% of the total rental supply, according to the average listings published on various market portals.
Among them, Palermo has the largest number of rental properties, with 3,472 properties alone accounting for 22.43% of the total.
