While inflation continues to show signs of slowing , the rental situation is the opposite . In Greater Buenos Aires (GBA) , both in the northern zone and in the west-south corridor , the prices of apartments listed for rent rose above the Consumer Price Index (CPI), not only in monthly terms, but also in comparison to the year to date.
According to the latest report from Zonaprop, the average rental price in northern GBA rose 3.9% in May , a figure higher than the 2.1% estimated by the Market Expectations Survey (REM) prepared by the Central Bank for that month.
So far in 2025, the cumulative increase is 17.8% , while estimated cumulative inflation for the year reaches 13.7%, resulting in a real increase of 4.1% . And if we look at the last 12 months, rents rose 55%, a figure that clearly shows how contract prices are rising even as inflation begins to decline.
Specifically, renting a one-bedroom apartment in GBA Norte costs, on average, $616,329 per month , while a two-bedroom apartment costs $869,448 per month .

Within this area, Olivos ranks as the most expensive neighborhood to rent, with an average monthly rent of $743,502 . It is followed by Villa Martelli ($732,718) and Florida ($716,310) .
While, on the other hand , the areas with the most affordable offer are Villa Lynch , where the average price is around $438,935 , José León Suárez ($460,303) and Boulogne Sur Mer ($486,561) .
Today, renting a one-bedroom, 50 m² apartment in GBA west-south costs an average of $490,829 per month, while a two-bedroom, 70 m² apartment rents for $650,668 per month.
Canning tops the ranking of most expensive neighborhoods, with an average value of $636,476 per month, followed by Santos Lugares ($612,899) and Sáenz Peña ($604,749).
On the other hand, the lowest prices are found in González Catán, where the average rent is $327,527, Luis Guillón ($362,700) and Rafael Calzada ($379,054).
These increases, both in the northern part of the Greater Buenos Aires (GBA) and the western-southern part of the GBA, demonstrate that rent prices continue to rise not only in nominal terms but also in real terms.
