Palermo is undergoing a transformation with new gastronomic brands and a youthful profile. Projects are underway, square footage is on the rise, and there's strong investor interest.

New real estate projects and gastronomic spaces are transforming Palermo.





For years, the corridor bordered by Las Heras Avenue, República de la India Avenue, Libertador Avenue, and Scalabrini Ortiz Avenue was a quiet area of spacious apartments and high-rise buildings. Today, this corner of Buenos Aires, which some call Palermo Botanical Garden or Palermo Zoo , due to its proximity to the former Buenos Aires Zoo, now Eco Park, is undergoing a remarkable transformation.



With more than a dozen projects underway or recently completed , new gastronomic brands, and a young and dynamic profile, it has established itself as one of the stars of the Buenos Aires real estate market .



A historic enclave that is revalued

The area comprises only 19 blocks, but boasts an exceptional location. “Everything connected to the river, or close to it, has always had a distinct value. I'm referring to the entire corridor connected to Avenida Del Libertador or Figueroa Alcorta. These are high-end, high-ranking areas, targeting the highest segment of the market,” said Hernán Siwacki, CEO of Capital Brokers.





This area of Palermo has just that privilege: one side on the sought-after Avenida del Libertador, overlooking Plaza Alemania and the Bosques de Palermo, and the other on the Eco Park, which guarantees unique views of the greenery. Added to this is privileged connectivity thanks to the Illia Highway and its proximity to downtown Buenos Aires.



"It was only to be expected that sooner or later this area would become a trend and become one of Palermo's most desirable areas," Siwacki added.





Between green and design: a natural transformation

“It's not the most expensive area in the city, but it is one of the most expensive, especially for units facing the current Eco Park. In recent years, it has taken on a more commercial profile, adding high-end brands and important new projects like Palacio Bellini, which have been added to historic buildings like La Colorada and Los Patos,” explained Ignacio Mel , director of Mel Inmobiliario.



Both brokers agree that the change in profile was gradual and organic . The arrival of high-end developments was accompanied by the establishment of gastronomic establishments, specialty coffee shops, and designer boutiques, which gave the area a new vitality.



“The arrival of new high-end developments with the establishment of well-known brand stores has given the area a new, younger and more dynamic profile, with a daily life of its own that it didn't have before,” said Siwacki. Mel agrees, adding that Cerviño Boulevard was a pioneer: “It has had a significant gastronomic center for years. In addition, the stretch of Scalabrini Ortiz between Cerviño and Las Heras has a wide range of commercial offerings. In the last 10 years, new culinary and service offerings have been added to this base on streets like Cabello and República Árabe Siria.”







Development boom and record prices

The interest in investing in Palermo is reflected in concrete numbers. According to Mel, "today there are between 10 and 12 completed or developing projects, which is a lot considering we're talking about only 20 blocks."



Siwacki raised the figure: "In this particular area, there are about 15 projects, including well developments, under construction, and new developments."



Prices are matching this boom: the average price per square meter for new properties is around $4,800 to $5,000. "It's at the highest price point in Palermo, already competing with prices in Puerto Madero or Palermo Chico," Mel explained.



Historically, the micro-neighborhood was chosen by high-income families, with spacious units of 150 to 200 m². But the profile has begun to diversify. "In recent years, projects with smaller, studio and one-bedroom apartments for younger people have also begun to be developed," Siwacki explained. "This young demographic that's coming to the neighborhood is joined by older people, single or coupled, looking to downsize from a 400 m² apartment to a smaller but modern one with amenities," he added.



The coexistence of historic architecture and new developments is another of the neighborhood's virtues. Classic brick or French-style buildings coexist with glass towers and contemporary projects that respect the scale of their surroundings. With its balance of neighborhood life, proximity to greenery, and high-end offerings, Palermo Botánico has positioned itself as a highly sought-after neighborhood.
