Anew micro-zone in Buenos Aires is consolidating itself as the epicenter of high-end real estate development in the city. The corridor that connects Libertador Avenue with Santa Fe Avenue via Bullrich Street and extends towards Las Cañitas , with its epicenter opposite the Campo Argentino de Polo (Argentine Polo Field), forms a perfect triangle. The area is often referred to as Palermo Pacífico (Pacific Palermo ) due to its proximity to the Puente Pacífico (Pacific Bridge).
Eduardo Costantini, through his development company Consultatio SA, purchased a plot of land of approximately 4.4 hectares for US$45 million . This property is located across from the Mosque and meters from the Sanatorio de la Trinidad, where Portal Palermo currently operates. A few months earlier, he had acquired one of the plots of land auctioned in Las Cañitas: a 3,471.70 m² lot on Soldado de la Independencia Street at number 600, for which he paid US$21.2 million.
“It was a very close dispute, but we are very happy because we are going to be able to fulfill the dream of developing a district that mixes design, art and architecture ,” Costantini told LA NACIÓN after the auction of the Portal Palermo lot.

Consultatio's arrival confirms a trend that luxury developers have been closely following: "The polo environment offers a unique equation: neighborhood identity and proximity to green areas ," specialists agree.
The developer aims to build a complex, open to the general public, featuring shops, offices, and art. Costantini stated: “ First, we will work on the design of the macro-lots (the land where the buildings will be located), the internal pathways, the parks, the sculptures, and all the design elements. Then, we will begin construction of the buildings.”
Although the fate of the Jumbo supermarket chain, owned by the Chilean holding company Cencosud, was uncertain when Consultatio purchased the land, an agreement was finally reached. The developer confirmed the supermarket's presence on the site : a building will be constructed specifically for this business.

According to a statement from Consultatio, the project "aims to become an urban landmark in the city of Buenos Aires."
“Over the past few years, the Bullrich–Libertador–Las Cañitas axis has undergone a profound transformation , consolidating itself as one of the most dynamic and sophisticated sectors of Buenos Aires,” says María Gabriela Besuzzo, manager of Works and Developments at Interwin, adding: “What a decade ago was an area with a strong gastronomic and upper-middle-class residential character, is now positioned as a new corridor of premium projects , with developments that combine design, world-class amenities and exceptional views of the Argentine Polo Field and the surrounding parks.”
That combination of historical prestige and contemporary renewal is the driving force behind the neighborhood's redefinition . Prices per square meter already exceed US$4,000 in premium projects , and according to industry brokers, the expectation of appreciation remains strong. "This enclave offers a residential experience that balances nature, urban living, and exclusivity—something very difficult to replicate in other parts of the city," shares Bezzuso. " The 'Buenos Aires Polo' brand is beginning to gain traction in the international market ," adds the broker, stating that she sees the area as attractive to both local and foreign investors, especially those from neighboring countries and Europe.
With Costantini at the helm, signature architecture as its hallmark, and the arrival of global design brands , the polo area is not only consolidating its status within Buenos Aires' real estate landscape, but also offering a broader perspective on the future of urban luxury .
“Costantini’s purchase confirms what we have been saying: that Palermo, and in particular the ecosystem of Santa Fe and Bullrich, is undergoing a great transformation, consolidating itself as a nerve center of the City,” summarizes Alex Sakkal, director of the Nómada Group.

Located at the intersection of Libertador and Bullrich avenues, across from the Rosedal park, this 44,110 m² glass tower with its curved forms , designed by the Pritzker Prize winner, elevates the architectural standards of the entire avenue. For years, this site was promoted as "the best-located in Buenos Aires ." The project, developed by Portland, comprises 96 three- and four-bedroom apartments distributed across 36 floors .
Along the same lines is Nómada Palermo, a US$75 million development located at Santa Fe and Bullrich, which combines residences, a hotel, offices, and a gastronomic hub . “This is one of the best-connected blocks in the city and an area with growth potential,” Sakkal analyzed.
The 14-story development will also change the face of the public space: sidewalks will be widened by up to 100%, going from 6 to 12 meters, the underpass will be renovated, and street furniture will be renewed, thus consolidating the transformation process that the neighborhood has been going through.

With prices ranging from US$3,800/m² to US$5,000/m² . “Today, the value of Nómada Palermo is between 20% and 30% below Puerto Madero or Palermo Chico, but with much greater growth potential,” says Sakkal.
The group purchased the first plot at a 2019 auction held by the State Property Administration Agency (AABE) , paying just over US$6 million . The developers then began negotiations that took almost two years to acquire three more adjacent lots.
