More demand than supply”: the corner of Zona Norte that no one wants to leave - La Nacion Propiedades

With its own identity, Rincón de Milberg is one of the most sought-after places to live.
Zona Norte is, as is well known, the most sought-after area in Buenos Aires for those who choose to live in a natural setting away from the hustle and bustle. And for that very reason, it has the greatest supply of residential projects and developments. And although overall demand rarely wanes, most developments tend to have plenty of lots and houses available. But there is one corner, according to experts, that never seems to be affected by economic fluctuations or the laws of the market: Rincón de Milberg.
Just five blocks from the Tigre Access exit, this residential development, established in 1996, is comprised of several developments. Las Palmas, Los Ombúes, Los Ceibos, Jacarandá, and Los Álamos were the pioneers. El Atardecer and La Laguna were added in 2004. In 2010, the offering was expanded with duplexes and triplexes in Milberg Town and Jardines de Milberg. All of these now comprise a large masterplan inhabited by more than 1,200 families.
“Rincón de Milberg is one of the most desirable places to live in the Northern Zone. The curious thing is that, regardless of the current economic situation, demand here has always outstripped supply,” says Alejandro Vidal, director of Mieres Properties and a resident of Rincón de Milberg. “There are no more lots available in any of its neighborhoods. There are houses, but even for those, we have a waiting list,” he adds.
There are many reasons why Rincón de Milberg has such a high level of demand. One of them, without a doubt, is its proximity to access. For many people who live in the Zona Norte, time (and traffic) is no small issue. Just a few meters from the Tigre branch exit, the neighborhoods in this area guarantee the closest proximity to the city
But the "Rincón" has also recently benefited from the development of other major developments, including Nordelta and the Route 27 commercial corridor. "I think it's an area that offers many of the qualities that more and more families are looking for. Shopping centers, top-notch schools, private health clinics, sports centers, and a diverse culinary offering mean Milberg residents don't have to travel long distances," explains Alejandro Vidal.
Unlike other large developments in Zona Norte, Rincón de Milberg has another distinctive feature: the ability to bike to the many nearby shops. Beyond the gated community, Rincón de Milberg is also a town with its own downtown and traditional businesses.
The sustained demand for Rincón de Milberg has pushed prices up. Mieres Propiedades, which has been involved in the development since its inception, can attest to this. "There are properties we are selling today for 20% more than two years ago. It's a more than established area. It meets all the essential requirements that many families are looking for, at any stage of their life, and that always makes it attractive," Vidal concludes.

Although there are no longer any available lots, the diversity of neighborhoods built over two decades allows for homes of all types. “The first five neighborhoods each catered to a different target audience. There were lots of all sizes, even some over 700 square meters or with lagoon views. Later, duplexes and triplexes were built, ranging from 70 to 120 square meters,” Vidal explains.The sustained demand for Rincón de Milberg has pushed prices up.
