Palermo and Recoleta tend to be among the most expensive neighborhoods to rent an apartment.

The choice of where to rent aa depends on several factors, but one of the most important is the price

Rental prices continue to rise in Buenos Aires , so when considering renting a property, it's important to keep this in mind. The average price of a one-bedroom apartment rose 2.1% in August , reaching an average of $682,377 per month , according to the latest report from Zonaprop .

Thus, by 2025, the price will accumulate a 24% increase, above inflation (19.2% in the same period, according to estimates—since the August figure is not yet known), resulting in a real increase of 4.8% over this period.

In concrete terms, an average studio apartment of 40 m² rents for $583,215 per month. The average one-bedroom apartment of 50 m² rents for $682,377 per month; and a two-bedroom apartment of 70 m² rents for $915,882 .

Now, when we break down the neighborhoods, Palermo and Recoleta consistently rank among the most expensive neighborhoods to rent. However, recently, Recoleta has been displaced from the top spots by other neighborhoods that have grown exponentially and are now in the sights of both buyers and renters, such as Saavedra , Paternal, and Coghlan, for example (which occupy positions within the top 10).

Main differences between Palermo and Recoleta

Palermo

It has positioned itself as the city's "star" neighborhood due to its exponential growth in recent decades, boasting real estate, gastronomy, fashion, design, and art offerings, along with the most attractive green spaces.

It is the largest neighborhood in the city and is informally divided into sub-neighborhoods:

  • Palermo Hollywood: a hub for audiovisual production companies
  • Palermo Soho: with a huge gastronomic offer
  • Palermo Chico: more residential

Much of its surface is occupied by the Palermo woods, with the Rose Garden and the Planetarium . Also noteworthy is the Botanical Garden , designed by landscaper Carlos Thays. Its renovated old houses coexist with modern, avant-garde buildings . It is one of the most desirable areas to live in and a favorite destination for tourists. It has a fluid network of subways, trains, and buses, making it one of the best-connected neighborhoods in the city .

Recoleta

An emblem of the sophisticated, elegant, and residential neighborhood : Argentine Paris. With museums, cultural spaces, a university, a library, and embassies in architecturally grand buildings, French-style buildings, and green spaces.

With a prime central location, this residential area stands out for its imposing architecture and French-style buildings , thanks to the large number of immigrants since 1840. With wide sidewalks and tree-lined streets, it has a large number of green spaces and is home to prestigious embassies and luxurious ambassadorial residences. Santa Fe, Pueyrredón, Las Heras, and Del Libertador are some of the main avenues in this neighborhood, which offer good access and transportation .

Culture is also a key element, as you can find large cultural spaces, historical monuments , the National Museum of Fine Arts, the National Library, the Recoleta Cultural Center, among others.

Who chooses each neighborhood

Recoleta is home to people seeking tranquility , proximity to cultural institutions, and a more traditional, residential atmosphere. It's a neighborhood with a more established population , seeking the security and comforts of an established area.

On the other hand , Palermo attracts those who prefer a combination of culture , gastronomy , nightlife , and a mix of green and urban spaces , especially for rentals, given its dynamic and youthful atmosphere. It tends to be an area favored by young people and students looking to live in a more vibrant environment, with access to bars, restaurants, and meeting spaces.

So, which neighborhood is best for renting? The answer will depend, beyond rental prices, on the tenant's profile and their priorities in the area.

Experts always recommend comparing key factors , such as accessibility to services, transportation, and real estate availability.
