Renovation costs continue to rise, but experts recommend remodeling because the increase is expected to continue.

When remodeling a property , the most expensive and time-consuming areas are the kitchen and bathroom . Therefore, before considering a renovation of this magnitude, it's important to know the budget you need .



Costs are on an upward curve and everything indicates that they will continue to rise . Thus, based on the latest report from Reporte Inmobiliario, currently remodeling both the kitchen and bathroom of a standard apartment in the city of Buenos Aires requires an investment of $15,891,747 , equivalent to US$13,079 according to the value of the blue dollar selling at the beginning of July 2025. This amount represents an increase of almost US$800 compared to the previous quarter and US$4001 compared to the same period in 2024.



Costs measured in dollars have now been rising for seven quarters . The reasons? The appreciation of the dollar is below the inflation of costs in pesos . "The answer is simple: a dollar that has barely moved and construction that has increased by almost 70% recently . So, when compared to a dollar that hasn't moved, the increase in dollars is inevitable," explains Germán Gómez Picasso, director of Reporte Inmobiliario.



In local terms, the cost of bathroom renovations grew 23.16% year-over-year (July 2024 vs. July 2025), while in dollars , the increase reached 38.9% . Meanwhile, for kitchens , the increase in pesos reached 32.13% over the same period, and in US dollars, it soared 49%.



Gómez Picasso noted that he has been recommending remodeling for three years and that "it's always cheaper to do it today than tomorrow."

How much does each remodel cost?​

Kitchen​

Renovating a 5.6 m² kitchen with a height of 2.5 m requires $8,415,511.89 (US$6,926) , including labor and materials; according to the report, the breakdown of costs is as follows:



  • Faucets, appliances, ceramics, countertops and furniture: $3,826,414.70
  • Sanitary installation with materials $751,901.61
  • Countertop and furniture placement $713,901.61
  • Labor with installation of coatings $1,514,095.94
  • Electrical installation (with materials) $698,640.48
  • Gas installation (with materials) $507,618.98
  • Painting $403,690




The survey includes a comprehensive remodeling, including demolition, removal of existing furniture and wall coverings, replacement of plumbing (water, drainage, and gas), complete renovation of faucets, fixtures, furniture, and wall coverings, electrical installation, lighting, and painting.





Bathroom​

According to the report, remodeling a 3.75 m² bathroom, with 2.5 m height, costs $7,476,236.39 (US$6,152).



  • Appliances, faucets, toilets, ceramics, countertops and furniture for $3,885,482.50
  • Sanitary installation with materials for $840,881.35
  • Labor for the installation of coatings for $1,469,278.72
  • Electrical installation with materials for $778,308.32
  • Painting for $502,285.50


In the case of the bathroom, the cost includes labor and materials for replacing supply pipes and drains. Replacement of fixtures, whirlpool tub, faucets, and accessories, as well as replacing water supply pipes and drains. It also includes the replacement of fixtures, the bathtub, vanity, and mirror. It also includes the installation of lighting fixtures and floor and wall tiles, general painting, and electrical outlets, wiring, and power supplies.

Can costs go down?​

One of the issues many are discussing as a way to lower costs is the possibility of importing imported materials. Regarding this, Gómez Picasso warns that it will not have a significant impact on traditional construction prices :



“Half the cost of a square meter of construction corresponds to labor, which is untouchable. Of the other 50%, 70% is heavy materials produced locally or difficult to import. Therefore, the margin that can be impacted is very low ,” he explains.



Where there may be a cost change, according to the specialist, is in industrialized construction, which relies more on imported inputs, standardized processes, and scalability.



How to avoid unnecessary expenses? In this scenario, hiring a professional is key to avoiding surprises in your budget . “The best way to lower costs and carry out a rational remodel is to invest every penny wisely. A professional can tell you what to do and what not to do, so that the project makes sense and doesn't get wasted on unnecessary details,” suggests Gómez Picasso.
